My experience was something similar to a pricing scam. We were verbally told misleading option pricing that differed from those shown to us in their design center. When we requested to see this pricing upfront we were told it wasn't available but would be after signing as we were given access to a design page. This made us reliant on the prices verbally communicated.
The day after we gave Gehan our deposit we got access to all the option prices. These were all so inflated that things like flooring were sometimes 20x the cost in a Lowes or Home Depot. Their prices were so inflated that it would save someone ~30k to hire a company to rip out Gehan's work and install a different tile, wood floor, etc. Flooring is not the exception though, almost every option is like this.
Our experience was very similar to a bait and switch, once they have your money they jack the prices way up. Gehan is also completely unresponsive, and holding our money in bad faith. From other reviews this seems to be a reoccurring issue. Be careful of signing with them and ask for everything up front (they probably won't give it though). In my opinion, other builders are much more honest, upfront, and have better customer service. A home I had bought from Highland was an excellent experience.

GET AN INSPECTION BEFORE CLOSING ON A HOUSE WITH THIS BUILDER. We bought a house with this builder and we have had different issues but the latest one is water leaks when it rains. We summited a warranty ticket and it has been so painful. We have been dealing with different contractors and everyone is blaming everyone. My question is why are we the once taking lots of time of work to push this contractors to do their job, why doesn't the builder takes responsibility?
Finally after 2 months of water coming through the siding and window and straight through the garage, the siding company came and patch lots of wholes that were left in the siding and the roofing company fixed the roof. A week later it rains a gain and it LEAKS again. No the problem did not get fixed. Now the builder is saying that it's because our house it's next to a part and it will just leak every time it rains. WHAT?
So now we have another ticket and our house smells. I think we are getting mold. I wish I would have investigated the builder before making a decision to buy a house. Here is some of the other issues we had fixed: No electricity in our dryer connection (we almost bought a new dryer thinking the dryer broke during the move. Back door bended and Hot/Cold air comes in, we have to put towels to keep the kitchen warm (do they have not fixed this).
Same areas not painted. No internet connection through the wall (they had to come back and make wholes all through our walls. Pluming issues. Appliances Issues. Window was never sealed and air was leaking through and making noise. And other minor issue that we had to fix. It has been a painful process for sure, I though this was supposed to be an exiting time to get a new home.

Update March 31, 2022 - The warranty team has been responsive, friendly, and helpful. Some issues have been corrected; still waiting for others to be fixed. I'm happy with the service they are providing after the sale. Update January 25, 2022 - Gehan contacted me to address my concerns. I will update this post with the results. Everyone has been nice from the beginning, so I'm not criticizing the people; just the quality of work.
Poor quality on final finishes. Lots of scratches on countertops, broken and scratched counters, cupboards, and cupboard doors. Everything is an upcharge and you basically get $0 allowance for the standard option when you upgrade. Communication with them is not great. It's up to you to make sure things are being done correctly. Wrong appliances were installed and then they left a mess when they changed them out.

Please stay away from this builder. You will thank me later. we were in the wait list and the sales person called us and asked us our decision with no time given to think. we called them after 1 day to let our decision. with in 1 day even after talking to us, they increased 15k base price. so greedy. no respect to customer. In the base price you will get nothing. everything will be in upgrade options and you have to pay. we did pay the money and signed.
Then after a day we changed our plan as the price was going high even with minimal upgrades and crossed our budget. we requested cancellation and explained our financial situation. There is a retention pond in front of the lot which was also other reason as parents from back home asked us to not to buy, as this is our first dream home. Our realtor even offered to swap to other customers who were in wait list and waiting for the same model. even after multiple requests they denied and never gave back our money. we lost huge money. lesson learned not to trust some builders wo are here to cash the market with least care about customers. stay away from Gehan! 2nd update: after emailing the details, no reply until today.

Went through the process of buying an almost built house from Gehan, the extra fees and not covered costs and other life situations made me pull out of the contract less than 24hrs after making the earnest deposit. Requested a refund, and was told to wait 30 days for a decision. No update what so ever regarding the process, if the refund got accepted, practically ghosted for a month while they still had our initial deposit that we had good reason to have refunded (stated in our contract). Repeated attempts to follow up on the process with no response or POC to ask for updates.
Finally got the refund (2 weeks after the explained period in the contract) and cashed it. I got a phone call from MIKE TARVIN who worked a builder manager asking that if my wife does not take down previous negative reviews on a public forum that he would cancel the check and/or find a way to get the value of my earnest deposit back. As a veteran, I know what I'm talking about when it comes to trash quality of professionalism.
Not one person that we interacted with in this horrible, thankfully brief comparatively, time with Gehan was professional and seemed like that cared about anything except their money. Gehan Homes is a builder in Texas that sub-contracts with low quality and cheap vendors all the while exercising negligible quality control oversight over their foreman's construction work. I have built with three other builders in Georgia and South Carolina where never once experience any significant issues since they practiced good quality control on their foreman's work.
With Gehan Homes that build a new home in the DFW metro area in Texas, the foreman allowed his cheap and sloppy vendors to build a badly leaking roof over the master bathroom and he dared to make excuses that it was a weather related problem. After threatening to mange the workers for him the foreman got the roof fixed. There were too many other issues to list but suffice it to say the home inspector that I hired produced a size-able 35+ item list.
Only after calling Gehan's head office and escalating to the foreman boss's boss did the list of significant issues get fixed. I realize that in this tough buyer's market that you may have no choice but to build with Gehan in the DFW metro area. In this is your unfortunate case then do yourself a favor and absolutely do not close with until you have performed your own quality inspection on their work, find a tough no-nonsense home inspector and do not put up with any of their foreman's excuses over the shoddy work of their cheap contractors. Better yet try to find another builder!

We bought and are currently living in a Gehan home which we will be selling ASAP. The builder cut corners all around the house and the property was never set up to drain correctly. I've lived in a swamp since I moved in. The flies and mosquitos are unbearable due to the constant moisture. I tried the warranty department and they sent someone out twice and have yet to correct the issue. This has been a nightmare and I will never purchase another Gehan home.

STAY AWAY FROM GEHAN HOMES! This is the 3rd time I have to write a bad review for them. The first time was concerning their 11 month warranty, which took them almost 2 years to complete all the warranty issues. It was painful to have to remind them a few times a week for months to get our list of warranty items fixed, or to even get dates on when they would send contractors out.
The second one was about the AC line location. According to code, the AC line is not supposed to be in the roof decking. As workers were getting our roof replaced due to the hail storm earlier this year, they accidentally hit the AC line with a nail. The AC repair was well over $800 and we have NOT heard back from anyone at Gehan homes. After a few days of leaving countless voicemails, and always with a chain of transfers, I posted here a few weeks ago. ---------- Gehan Homes responded asking for my contact information to look into this further. I bought homes with Gehan in the Riverset community in 2020. It's a nightmare to go through their 11 - Month warranty process. The level of service they provided is extremely poor. Half of the repairs are not covered and some repairs are not done professionally. Even I could have done better myself then going through them and waiting several months.
I have submitted my request for 11 Month in August 2020 and they reach out to me in November 2020 for repairs after sending several email to the Gehan Warranty department. I even have pictures of the work performed. See for yourself. I just want to make sure my voice gets out there so other innocent home owners don't suffer their negligence in service and repairs.

We bought a home from Gehan and so far we are very satisfying with the quality and customer service of Gehan. Our salesperson (Mr. Owen Scales) and construction manager (Nate) provided me the best service and I highly recommend them. They are extremely patient and courteous, they will listen and try their best to solve every inquiries you have. Moreover, they were also willing to go above and beyond to help us with further requests and always tried to finish work in a timely manner despite the difficulty during the pandemics.

I would say Gehan is nightmare, we purchased home Gehan, we shouldn't consider., but happened because of locality. Build quality is Damm poor, sales executive never helpful. He not even explained single bit, simply opened the model house door and roam around. Other big issue with IES, Design center. They don't have good amount of upgrade options even if ready to pay more.
Every thing not on time, no response. I strongly recommend visit thoroughly discuss and consider yourself and no go with just listing sales person or design center executives.

I replied to Gehan Homes request for contact information three days ago and I still haven't heard from them. The flooring company said they've never seen a "new construction" floor in my condition, throughout their multiple locations and decades in business. The flooring company's comment says a lot about Gehan Homes and their lack of quality work.
Another thing that says a lot about Gehan Homes lack of quality is the sloppy job the painters did on my home. Every week I discover more amateur work the painters did. In addition to that, the cheap Whirlpool appliances are supposed to be new, being this is a new construction home. The cheap dishwasher wasn't drying correctly the first, second and third time I used it.
It took a Whirlpool tech 2 weeks to come out and say I have to run the sink's hot water, before every cycle of dishes I want to wash and the hot water had to be a temperature of 120 degrees. I made those changes and the same problem remained. But, now after two cycles of using the cheap Whirlpool dishwasher, it won't even power on! Oh, I almost forgot, the people they have building the homes rarely speak English and they left the energy saver paperwork that came with the dishwasher.inside of the dishwasher when they installed and ran it to see if it works!
So the first time I opened the dishwasher to put my dishes inside, I was shocked to see pieces of wet and dissolved paper inside of the dishwasher. I've attached a picture also. Again, avoid Gehan Homes if you want a quality home!

Gehan is a very greedy home builder that doesn't value its customers. My husband and I signed paperwork to have a new home built in one of their communities. Our sales rep didn't spend anytime thoroughly walking us through the paperwork that we were signing. We spent all of about 3 hours with the sales rep and attended 1 design meeting and made the decision to back out of moving forward with our new build.
We made this decision in less than 2 weeks after signing the paperwork so we didn't waste much of their time. We called the sales rep to cancel and he refused to give us our earnest money back. He says that no matter who we call the answer is no. This is the worst experience I ever had and will never use them in the future to build our home and I will never recommend them to anyone that I know.

STAY AWAY FROM GEHAN.DO NOT BUY! Gehan promises a great product, but it is far from that! Our home was built at the end of 2017, and we purchased it in July 2018. We have lived in this home for almost 3 years now and the master bedroom ceiling is leaking at all four corners with cracks! I of course contacted Gehan first and was told we are out of their warranty period and to contact Home of Texas, who hold warranty from years 3-10. Trying to get a hold of Home of Texas has proved challenging and I have yet to speak to someone.
I was also told by Gehan to contact the roofer, Quick Roofing, which I did only to be told that they only have a two-year warranty on the roof and would need to come out of pocket for any repairs. What reputable builder would use a roofing company that only has a two-year warranty on their product?! I have tried calling Gehan again several times and left messages to speak to someone in their warranty department only to be told it is no longer their responsibility via email.
As the builder, I feel that it their responsibility as it is ridiculous that a home that they built that is 4 years old has a leaky roof and cracks in the ceiling! Save yourself the time, money and headache and stay away from Gehan and their poor craftsmanship!

I was so excited to buy this home and the sales process was good. In May 2020, I was in my home. During this time, I found some areas that needed to be corrected; I mean there's a warranty department for a reason, so I submitted my warranty request. Fast forward to today, May 2021, and I still have items from my original ticket that have not been resolved. This has been such a stressful process and I wish that I could find a way to make this flow better.

STAY AWAY FROM GEHAN! DO NOT BUY THEIR HOUSES! Gehan is by far the absolute worst builder I have ever dealt with. Customer service is horrible, their houses are so poorly built that I have no adjectives to describe - it's beyond awful. During our final walk we pointed out several issues with the house and got their promise that they would all be taken care of. We were naive and trusted them so we closed on the house without making sure all was in order.
To our surprise, we moved in and realized THEY HAD DONE NOTHING, and to top that off the house was filthy, they weren't even capable of cleaning it before we moved in. Our ordeal started to try to get the issues fixed, it was so stressful and infuriating. They really didn't care about us. Now we're going through the 11-month warranty process and it looks like it's going to be the same nightmare.

Buyer beware! DO NOT CLOSE until ALL issues are addressed. We agreed to close before their quarter end, even with items outstanding from walk-through, and they promised to fix right after closing. Well, it's been 2 months and a list of 30 items, with no action or return calls. Ruined the whole new house excitement.

Gehan contacted me and was willing to resolve the issue, i was not able to get that home at the price i was originally given but they did offer me the home for only 20,000 more than the original quote. some people may think this was not a good trade-off but i believe it was fair, they chose to be helpful to my situation when they could have ignored it. So i will say that Gehan has restored my faith in their company and in their brand!

I am writing to share my recent experience with your company, specifically the Highland Meadows by Gehan Homes community in Pearland. My husband and I have been on the market for a new home over the last year, and our experience at your model is the worst we have encountered. We recognized Gehan as a well-known home builder but were deeply disappointed with the representative for your company.
We met with Robert (sales consultant) who shared information about your homes. Initially, he was kind and seemed welcoming until we wanted to present an offer and negotiate on the price/features on one of your homes. Inherently, part of the homebuying process includes discussions, negotiations and mutual respect to build an ongoing relationship. This was not the case with Robert.
We found him to be very unprofessional and rude. He refused to hear what we wanted to say and did his best to belittle our needs. He also made it clear that if we wanted to negotiate, he would have told us not to bother coming in to meet with him. He began raising his voice and refused to document or discuss our offer. The house did not have every feature we were looking for, but we were hoping you were a builder that would work with us on a compromise and solution vs trying to force us on the house as is.

Again, if he is the ultimate decision maker on the sale of your homes and your prices, then why would he need a superior for assistance.

Ironically, he did reach out afterwards, to accuse us of taking his partner's umbrella. We did not have it, but the accusation was made, his apology nonexistent. Buying a house is supposed to be an exciting experience but this was not the case. Robert's sales tactics, behavior and demeanor crosses you off the list as a builder for us.
We met with Robert (sales consultant) who shared information about your homes. Initially, he was kind and seemed welcoming until we wanted to present an offer and negotiate on the price/features on one of your homes. Inherently, part of the homebuying process includes discussions, negotiations and mutual respect to build an ongoing relationship. This was not the case with Robert.
We found him to be very unprofessional and rude. He refused to hear what we wanted to say and did his best to belittle our needs. He also made it clear that if we wanted to negotiate, he would have told us not to bother coming in to meet with him. He began raising his voice and refused to document or discuss our offer. The house did not have every feature we were looking for, but we were hoping you were a builder that would work with us on a compromise and solution vs trying to force us on the house as is.

Great salespeople, nice homes but DO NOT RECOMMEND unless you want to shell out $$$ for new tires. Twice mine has been punctured by nails leftover by nearby construction and then I called a friend this week to come over and help me get my tire off and have him drive me to Discount Tire and he found one in his now too. Only this time mine couldn't be patched. Wasn't going to say anything at first.
But 3 times now? And I haven't even lived here for 2 months yet. My neighbor has had that happen. My sales associate has had that happen. Messaged them about this this to receive a lackluster, emotionless response in the middle of a pandemic. Seriously tone deaf. I will give them a chance to correct and will adjust my review.

Am writing this review to warn potential buyers that Lillian at Gehan/Graypoint homes sales office in Pfugerville is unethical and lacks empathy for three reasons. First, she sold a home to my disabled father without explaining the risks of local topography and that he might not be able to independently enter his own dream retirement home. After the home was built my poor disabled father was unable to enter his dream home from the front door, garage door and the backyard. Secondly, she offered to resolve the issue by offering to swap another home.
After we walked that home and decided to swap, she told us it was unavailable. Lastly, she tried to box us into closing on 9/30 by threatening us that if we don't close they wouldn't build the ramp so that my father could safely and independently enter his own home. She was unwilling to wait 10/1, just 2 days later! Lillian took advantage of our elderly disabled parents.
To date, my parents are unable to enter the home without assistance. And we have to pay out of pocket to build an ADA safe ramp. I strongly do NOT recommend doing business with Lillian.

Three years post build and move in. We've had no structural issues. The exterior paint is still looking good. The roof is fine. Our fence is fine. No major settling in the walls. Overall, the house looks good. We've been updating our house on our schedule and the blank builder box feeling is going away. Paint and flooring make a huge difference and are very affordable after purchase. Things I wouldn't do when building: 1.
Pay for design upgrades. The tiles and that strange row of accent tiles will date your home. You'll be replacing them anyway. Don't do it. The wood floor prices offered were ridiculously high. Do it after you close with a flooring company. You'll have so many more options. 2. Don't upgrade the granite. You don't get to choose the slab or cuts.
While it will look "nice" you can get that done after closing and truly get a custom look. 3. Garage door opener and insulation. We did this after closing and got a pretty good deal. Things I would do again: 1. Always add another bathroom. Weird, but it's been nice to have when we have visitor. 2. Garage extension or 3rd car bay. You can do a bump out or have additional depth added. Should've done both instead of the design things we did. 3.
Add extra outlets and lighting. Think, above the mantel or lights on top of the cabinets, outlets in the awnings for Christmas, outlets in the pantry and primary closet. Whatever it is. Add them. Hope this helps others make good choices too. :

Stay away from Gehan Homes! We have purchased several new homes, this builder has terrible customer service standards. You could be enticed with the look of the home maybe even the price; not worth it. You work hard to purchase a home, you do not need to spend time arguing about issues with the way something was constructed. Again, look elsewhere. Gehan Homes in the a Austin/ Georgetown area is terrible. ** Note It may seem from previous responses the builder is interested or concerned about your issue. They do not care. The issue will go right back to the incompetent team. Go with an other builder.

Honestly I tried to give more stars to the company because Shanna (warranty department) help us a lot, but We found new problems with the landscape the backyard is flooding, some sprinklers never worked, LISTEN this advice if Gehan Homes contracts the company "Builders & Landscape Services" (search reviews on google) for your landscaping try a different builder.

I've lived in my Gehan Home for 7 years now and I would not buy another home from them. They pushed me to "close" by the end of the year in 2012 and my "builder" immediately quit after he got paid. I've had multiple problems with the house due to him cutting corners and Gehan takes no responsibility: 1. Leaky roof 2. Failing rock fascia - Gehan says the 3/4" gap in the rocks is normal settling.what? 3. Hardie siding falling off during wind 4. Poorly installed plumbing, 5.
Generally low quality materials and workmanship The builder has been unresponsive in the past and has a strange warranty policy that says that all warranty issues are to be handled by the subcontractor that did the work.not the builder. So basically, they take no accountability in their work. The warranty policy stinks to start with and on top of that getting anything covered is a joke.
I spend $400K on this house and it makes me mad every time I start looking at the details. I lived in a Ryland Home for 10 years prior to this that cost 1/2 as much and it was awesome. No issues. Gehan is not a good company, don't buy from them.
