My family bought Burnstead new house in Renton WA in 2018. When we first saw the picture of the house, we had our selling agent contact Burnstead's Listing agent. We were told that house was pending. Listing agent Nancy O. told us that a model home was available. Nancy posted that model home on REDFIN as "PENDING" but told us she reserved the house exclusively for us if we were willing to come up a full price offer immediately. Unwittingly we gave a full price offer subject to 20% down conventional loan. Nancy O. countered it back, wanted us waive that Contingency because the model home had many upgrades, As a first time home buyer naively We waived the contingency to pay the FULL price $990,000.
It turned out that the bank appraised it only about $920,000. The MARKET VALUE was $70,000 below our purchase price. Since we signed the waiver, we have to increase the down payment to close the escrow. Nancy of John Scoot Realty is very good at playing tricks, coercing, misleading. Later chatting with a Lawyer friend who told us if we sued them at that time we had a very good chance to get back Earnest Money without closing the escrow.
Per contract, Seller agreed to professionally clean the carpet before the closing of escrow due to heavy traffic as a model home. Nancy O. coercively yelled at us: "professionally cleaning" meant VACUUM the carpet ONLY, no steaming/shampooing. BE WARNING OF THIS AGENT! Per contract, there was 90 days warranty for landscaping. Before the expiration of 90 days, we contacted the builder that there were many plants dying.
The superintendent sided with landscaper that those plants would be alive in spring 2019. Unfortunately many plants did not come back as they said they would. We contacted Burnstead to honor the warranty via superintendent, there was ignorance, silence and no response. How sneaky to get out the warranty this way! The landscape is so badly designed that it is almost impossible to back up a car on one of the garage. Seems nice but not a practical design.
There was ONE year warranty for plumbing. The down stairs toilets kept leaking with CLEAN water at the front base area whenever someone flushes it. We noticed the problem when we moved in July of 2018. Since it was a guest bath, we did not pay too much attention at the beginning. Now the warranty shall expire in July 2019, we started to contact Burnstead.
The Burnstead plumber insisted that was our urine. Burnstead sided with their own plumber : "nothing is wrong". We consulted many plumbers, they all said likely just a simple Wax Ring was not set up correctly. We asked Burnstead to pay for the cost if it was indeed their

This may seem like an odd comment, but this company has an aggressive driver with the Burnstead decals on their truck. This driver was weaving in and out of lanes, even using the left hand turn lane as a passing lane as they passed me on my way to work today. This driver usually did not use their blinker when they changed lanes. The truck was a White Chevy Silverado, and for privacy concerns I won't disclose their license plate number but know that I have it.
This happened just this morning, 10/18/19, around 7:20AM along NE 124th heading east from the Totem Lake Area into Redmond, and then onto Willows Road, and they then turned right on to 148th Ave NE before I had to make a different turn. I highly advise this person reconsider their driving habits because they are making this company look bad with their reckless driving, all while displaying the Burnstead decal on their truck.

I'm in the building world. These guys have some great superintendents. They keep employees working for them even when it's impossible to get workers - for a reason. All the things that an old school actual homebuilder should be - they are. Over many years, I've never had an issue dealing with them. NOTE: the last few years have been impossible for contractors to get subs to perform. I don't know if they've had the same issues all builders have had in this latest boom cycle. It's not pretty.

[tl;dr] I'm writing this review because it's been 3 months since I filed a warranty claim, and a now month since a shoddy repair attempt that left my hardwood floor in pieces. Boards coming up, loose, not safe for our infant son who's learning to crawl. Burnstead's attitude? "Meh, we'll get around to it. Probably wont get to it in the next few weeks, before we all take a vacation for the holidays." Make them fix everything BEFORE closing.
After closing, you're no longer important to them and they're off to the next neighborhood. "Warranty" is headache. Everything is uphill battle. Have to fight and fight just to get something done right. Their people will tell you "that's normal" or "that's as good as it's going to get" for sloppy or unfinished work. Attention to detail just isn't there. (i.e. door handles, wall switches and outlets, thermostat- all crooked) Issue: Area of hardwood with adhesion failure and another area of hardwood with dip in the subfloor. Status: Filed claim on Oct 3, still not fixed.
Have to keep chasing them, contacting them, they don't respond/follow up. Here's an abbreviated timeline: -- Nov 28 Hardwood flooring areas cut out and new flooring re-installed two days later. -- Dec 6 Emailed photos of flooring coming up, loose boards, etc. -- Dec 7 Hello? Anyone there? -- Dec 8 Mary with Burnstead: "Just got your email, haven't had a chance to look at it, will try and get to it today" -- Dec 12 Mary with Burnstead: "I sent your hardwood board issues to Macadam and they are planning to send another tech out to try and resolve the problems.
They will call you to get that scheduled." -- Dec 16 Me: "I still haven't heard from Macadam, it's been over two weeks since they "fixed" my floor. Our floor is not safe for our crawling son." Mary with Burnstead: "Gosh, I'm really sorry you're upset about the floors. Macadam has ordered additional wood and it is unfortunate that it has been on back order.
They do expect it early next week and we are working on availability with him now. Are you around next week at all? We are closed the week after Christmas so we may not get him in until after the holidays." Me: "We have planned a party for my son's first birthday on the 1st, and there will be a half dozen or so additional kids here crawling around." Mary with Burnstead: "I understand your frustration and we want to get this resolved as much as you do.
Unfortunately without the extra hardwood boards I haven't been able to schedule the repairs. Like I said they are expected to arrive early next week. We are doing our best to coordinate the repair appointment as soon as possible. I will let you know our soonest availability." This is where Burnstead Construction has left us: "I will let you know our soonest availability." Meanwhile, our first holidays in our new home, and our son's first birthday, with a damaged, unsafe floor. Advice: Make them fix anything and everything BEFORE closing.

Vintners Ridge Kirkland - our home was built in 2014 by Burnstead and we are very disappointed. The sub-contractors they use today are of poor quality and the finishes are embarrassing for the price value of the home. Strongly encourage you to do your research. They were once a highly reputable builder in the 90's, however, this is no longer the case, specifically, speaking about Fred Burnstead homes, the father.
Their employees are long-tenured and many have not developed the skills necessary to deal with today's homebuyer. The customer service responsiveness has bee very disappointing, they're simply checking the boxes. We had high hopes for our new home based on the builder's past reputation, but sadly, after the housing crash, they lost all of their quality subs and employees. Buyer beware.
