Patrick is such a professional, responsible and kind guy. Our inspection experience with him can be summarized as detailed, thorough, and honest. His inspection saved our tens of thousand of dollar to repair the issues after closing and really peace our mind. His experience and patience of explaining ins-and-outs and maintenance of every hardware/HVAC system/plumbing system/electric system/sewer system. in the house really helped us so much as a 1st time home buyer.
Even though our builder call him ahead and told him "You are not legal to check place 1, place 2, place 3 and it's illegal to tell the buyer about place 1, place 2, place 3", Patrick still checked everywhere inside and outside of the house and explain everything to us. He told us "you have a legal right in Michigan Law to inspect the home before you buy it" and he gave us other recommendations to protect our legal rights the most. Patrick helped us with our house final inspection this week.
We've been working with a Ann Arbor based Michigan local builder for a new construction home. As the house was being built, we started to noticed a lot of unacceptable quality issues (my husband works in an architect company so he was aware a lot of problems of the house structure/material/sloppy work etc.) The builder kept covering their mistakes and never take action to repair the issues.
So a colleague of my husband recommend Patrick to us. He worked with Patrick previously and had an excellent experience. Before onsite inspection, Patrick explained the inspection sequence/builder's list/sample report and inspection time length to us via email. It's pretty straightforward and very transparency. Patrick went on site of our new construction on time, along with all his equipment and tools.
He got into both of our 2 attics to check the insulation and truss and find major deficiencies that also violate the code. He would checked every window/outlet/lights/switch/hardware in the house. He checked EVERYTHING we can think of or we can't. He covered both inside of the house, outside of the house and your roof as well. There's so much inspection items he did for us and I can't list everything here or my review will be too long.
We went through the entire process with Patrick for about 6 hours. He's so detailed oriented and so patient. In case we forget how to set up humidifier/AC/furnace system in different seasons, Patrick even marked up the recommended settings on our controller. So considerate! He took photos and wrote them in his report so it keeps everyone on the same page. Patrick answered all the questions we have, took look at anywhere we think there maybe a deficiency, explain every systems and hardware in our home.
He also find the major problems violate the code which we have to force the builder to fix before closing. He provided us professional recommendations and action items to protect our legal rights. We have learned a lot from Patrick and I could feel his passion for his work even he's been working in this area for almost all his life. I would HIGHLY RECOMMEND him to anyone who need a professional inspector in this area. And thank you again Patrick for all your help! :)

Patrick was pivotal in credibly identifying safety, code, workmanship, quality, and structural issues on our home addition and garage project done by a Mason, Michigan builder who, despite being verified as licensed and insured with a 5 star review rating, proved to be a failure on all levels of home building. Until the inspection with Patrick of The Buyer's Inspector, we had no idea how grossly misplaced our trust was in this builder.
When COVID-19 shutdown our project we began noticing quality problems. This led us to hire Patrick from The Buyer's Inspector. He was thorough, detailed, and spot on for the major problems as well as minor issues he identified during his inspection, including the multiple structural deficiencies. He recommended we hire a structural engineer to investigate these deficiencies in detail and the engineer verified all of Patrick's findings.
It has been a very trying time legally fighting for our project to be done right but we thank Patrick for identifying all the problems using his extensive knowledge, experience, and understanding of Michigan's Building Construction Codes and industry standard building practices. Without his help we would have likely been stuck with this horrible build project that is riddled with safety, structural, workmanship, quality, and code issues. We used Patrick Lyons for home inspection for a property we were interested in purchasing, and we were very impressed with his service! From the moment we met him, his passion towards his work was evident. My experience with Patrick can be summarized as thorough, detailed, and honest from start to finish. From my first phone call with him, it was clear that Patrick truly had my best interest at heart. He explained the entire inspection process, including how long we would be at the home and what he would and would not review during the inspection. Patrick even took the time to pull up the property online while we were on the phone to advise me on his concerns and some additional services to consider before buying the home; no other inspector we called put forth this effort.
Upon arriving at the home, Patrick quickly set up shop. On the kitchen counter, he immediately laid out his tools, radon detector, and the snacks he was kind enough to bring for us. From there, we systematically began inspecting each room of the home with Patrick narrating his thoughts aloud. He explained his concerns and safety issues, and he provided many recommendations on fixing and maintaining the home in the future.
As a first time homebuyer, Patrick was patient with answering all the questions I had in a clear, understandable manner that left me feeling confident in my ability to care for the home in the future. Great Service. Patrick is very thorough and goes over every aspect of the house in great detail. He is also certified to do various add on services, however there was no pressure or upselling. Allow adequate time for your inspection, because this level of thoroughness takes time. If I was in the market of another inspection, I wouldn't even think about who to call - it would be Patrick (aka Buyer's Inspector)

Patrick is amazing! He actually cares about you and is concerned about the home you are purchasing so he is very detailed. He will show you how to do some minor repairs and suggests things you might want to fix for minimal cost. He takes his time and is very diligent. I have used Patrick twice now as he is unbelievable. Would highly recommend to anyone.

Patrick is certainly a detail-loving inspection analyst: be prepared to spend 7 hours with him for the inspection of a single family home; including waiting times of up to 25 min., where he accepts and answers phone calls. I feel like his charges reflect this enormous time effort, that's partially due to the advice he is including, how he personally would handle things. If you were not aware to clean the gutters from debris at least annually or remove lint from your dryers hot air exhaust: then he is your guy!

Patrick provided the most detailed, thorough home inspection I or any of my friends have ever seen. His experience and expertise across the full range of systems in a house was incredibly valuable. He does not gloss over things that other home inspectors typically do. As others have said, expect to spend several hours with him in the home, much more than a typical home inspector and the seller/real estate agent might tell you that is not possible. Insist on Patrick's time frame, it is not up to the seller to limit your inspector's time, but they might try when they hear it is Patrick doing the inspection :
