I had the pleasure of assisting my clients on their new home construction. They chose a beautiful Prieb plan in Canyon Lakes in Shawnee. The listing agents answered all our questions and communicated weekly on progress. I really appreciated how professional and helpful they were. Just wrapped up a build with Prieb Homes for one of my clients. We had a great experience. Prieb was easy to work with and stayed on top of everything throughout the build. They took care of my clients and even went out of their way to correct an issue that was not their fault. Appreciated the great customer service and communication from their listing agent as well.

Renting from Prieb, basement flooded because the sump pump didnt work. We had over an inch of water on the floor and it soaked all of our boxes and storage, so it was a little messy dealing with the aftermath. When Prieb came over to replace it, they gave us an eviction notice for it being so messy. Management is really rude and unprofessional.

Wish we read the reviews prior to building. Extremely disappointed in numerous aspects working with Prieb. Build process was far from easy. Basement started leaking water within the first 6 days of owning home. Superintendent refused to replace sump pump or address the issue. Very condescending towards home owners. During walk thru issues with flooring were discussed and were told they could not be fixed. Contacted Weber Carpeting and they came out to address issue and said the entire wood floor was laid incorrectly.
Quality is horrendous. Chucks of wood missing from doors, paint different colors on walls, holes left in trim/seams, scratches everywhere, glue slopped around on finishes, spray paint on concrete and countless more. Tried contacting warranty only to receive delayed responses and now no responses. Left both voicemails and Facebook posts, no response. Superintendent told us at closing they would complete issues from walk thru only not to follow up after the water in the basement issue. Scared to see what issues we will face in the future based on the first few weeks of owning the home. Not sure what our next steps are except legal or contacting the media.

Prieb homes builds good houses on the surface but dealing with them during the warranty and after is an absolute nightmare. We have had a running dispute with them since we moved in regarding drainage at our site. They do not honor the warranty work they do and their communication is simply awful. My home is less than 3 years old (we have had it for 2) and already needing a New AC and going to have to have the driveway pulled out due to damage to their warranty work ( They linked the sump pumps from my house and neighbors but they admit whomever installed it did it improperly (in email) but deny doing it.
Also confirmed in email and by their staff) But i also have the emails to prove that as well. No response other than not their problem. GET EVERYTHING IN WRITING FROM PRIEB! And verify their work. EDIT and Response: Yes the AC issue came up after the 1 year warranty period and it isn't a warranty issue but does speak to the quality of the equipment being installed.
The Sump pumps being linked (I mistakenly referred to it as a French drain as that was what was originally discussed but then changed to simply linking the sump pumps) was authorized by you. (I have the email) yet you all claim to have no knowledge of it. I would be happy to post the email here if you like but it has been sent to you on several occasions.
At this point we are working with a contractor to get all the issues addressed but at mim is going to involve digging up the first 6 feet of our driveway due to the drain that your team installed (via Landmark at your direction) and the damage caused. As I have suggested multiple times. I would be happy to meet with you at my house to show this to you in person or via phone/video call.

Prieb Homes builds beautiful homes.however dont expect anything after you get your house. Im not going to critisize their Customer service even though it was not good.because its not the rep's fault who handles the complaints and requests for service. Thier "warranty department" is abysmal and management is completely unresponsive. My personal experience has been that they do not honor the work that they do as part of the warranty process.
We are less than 2.5 years into our house and already have spent 1000 bucks on fixing the AC because they cheap out with the size of the units and the most seriously are about to have to replace my driveway due to a drainage issue that they supposedly fixed.but even their team acknowledges the drain was not installed correctly. Have reached out multiple times and they will not cover it and they will not engage on the topic. (I have emails to back all this up) WIll not recommend to friends and family and have informed my realtor of the issues.

We built with Prieb 3 years ago. They have been absolutely wonderful, they always remove their shoes when they come to my home the work done is superb. They are always respectful of my time and nap time for my children. My husband and I are SO thankful we went with quality instead of the cheaper options out there.

Update to my review- they had someone come out over a month ago. He said one of our issues was "very easy" and he should be able to get that done within a week. A month later- nothing. No responses to emails about it, and both times I've called "I'm still waiting to hear if I can take care of that" or "you should hear by tomorrow." The review stands- the worst customer service ever! AVOID AT ALL COSTS.
They screwed up so many things on our house build. Our cement patio was built with a dip so it collects water every time it rains and is cracking after 1 year. They saved $10 on our over $450,000 home build by not running a cable while outside the house like every other home builder. Now, I need to pay an electrician hundreds of dollars to run a cable outside from our finished basement just to get cable hooked up. Prieb cuts corners at all costs and we couldn't be less satisfied with the building experience.

I am pleased to inform you that after the atrocious experience my wife and I had at Parkview Townhomes, we have been brand evangelists against anyone considering renting or purchasing from Prieb. I have family moving here in the spring from out of state looking at new homes in Johnson County and am thrilled to state that Prieb is absolutely not going to be considered by them for even a moment.
Think ahead - your customers are one-time customers for a reason the way you treat them and the shoddy way you build your homes and rental properties. You've literally lost tens of thousands of dollars in our future rent, which will never go into a Prieb community again and hundreds of thousands from family that will be moving here.
