Our sales rep was Christian. Right away, things were not great. We should've seen the red flags and backed out, but we gave them the benefit of the doubt. Emails would go weeks without a response. Took forever to even get to the design studio. The only good thing about the process was Lori at the design studio. From the time we selected our lot, it took them 17 months to where they called the house "complete".
We went to our 1st walk-through and the master bathroom wasn't even finished. Our tub was leaned up against the wall! Our laundry room had the electrical and plumbing completely backwards and not to code. The wrong bathroom fixtures were installed. Some of the doors were missing screws. It was a mess! We were told it would be done in a week. We went back for our 2nd walk-through.
The bathroom was closer to being done, but they again installed the wrong fixtures. We had to text them a photo of the correct fixtures! The laundry room hadn't even been touched! We were basically at a point that we just wanted to be done and move already. We were slated to move in, but then never got a call for our closing appointment. We called the lender to find out when to meet at the title company and was told the day before we were supposed to move that they had declined our mortgage! WTH?!
How does that happen? The excuse was that they removed me from the loan to give my husband a better percentage but then they couldn't count my income, which caused the denial! Simmons gave us 1 week from the time we were supposed to close to secure a new loan. When we asked for the paperwork for a new mortgage, found put there were multiple lies told and the house hadn't even been cleared for occupancy!
We ultimately walked away and went to Shaw. They're much much better! They're way more transparent and their lender said the other lender was completely out of line by removing me, especially without consulting us! We are now discouraging anyone from building with Simmons, unless you want to design your dream home, be congratulated and walked through it, only to have them tell you haha just kidding so they can sell it for profit.

I purchased my home From Simmons Homes in their stone Horse neighborhood, in January of 2021. I was told originally it was delayed so could take as many as 120 days. I am now being told on my 5th delay that they could even go into May of 2022. they have made excuse after excuse, but they continue to sell new homes and start building more homes for people while they haven't filled the homes they sold. They've even started new neighborhoods. They should be investigated, and possibly held accountable by some government agency for fraud

Jesus was our sales representative. If I had to go off just his performance Simmons would have a 10+ stars. Jesus is very good at what he does and really made us feel comfortable every time we felt with him. Casey was our superintendent, he was adequate, 3.5 stars goes to him. There are things that I wish he would have caught ahead of time. As far as trades go, I would give good ratings to the mason and electrical trades.
The framing trade was sub par (2 stars). The concrete crew screwed up everything they touched. List below: Laid out the entire foundation wrong and poured it before double checking perimeter walls. This error ruined the whole layout of the home.

Simmons Homes built a new home for my wife and me. By-in-large I am happy, yet there are things that displease me. Things that were to be completed after the walkthrough never happened. Interior paint touch up, dirt work on the south side of the house, adjustment of shower head, etc. I believe there is a lack of communication during the actual construction.
Our original superintendent quit 4 months into the build. The new superintendent only occasionally gave us updates. Communication with a customer is critical. It just didn't happen at the site level.

We spoke with Patrick at Glen Hills. My husband and I have known we wanted to build. After speaking with Patrick, who is very knowledgeable, we were convinced. I am the kind of woman who is so specific, that most things are created uniquely for me. My class ring in high school, college, and my engagement ring are all one of a kind. I am just very specific, and know what I want. However, I'm also not rich.
So for us, when it came to a build, we wanted a house that was something we wanted, but was affordable and quality to boot. We decided that a house that was new, was going to be a protective factor for our marriage. We didn't want arguments over things breaking and having to fix them without the time to actually get around to it. So, a house made with quality construction, and a warranty, was perfect. Simmons has many awards for their customizations and quality of high grade building materials.
In other words, Simmons checks our every box. We are very excited to begin our build and have already begun the process. I'll update this review as the building process continues. You always run a risk with building a new home that the builders might cut corners. So, I'll make sure to update you guys of any nonsense, or if the process goes great!

My boyfriend & I were going to have a new home built with Simmons. We recently decided to go in a different direction because it was a better fit and we didn't feel comfortable to continue working with the salesman who had made multiple racist comments during this whole experience. I understand that Oklahoma isn't the most progressive place, but it's 2020, I expected better or to at least work with a company full of professionals, but I didn't see that at any point. Also, many of the things they acted like would be included in the house actually weren't going to be so be sure to clarify that in advance if you do decide to work with them.

The house is beautiful but the experience and quality is sub par. For the most part, we love our home. But I would never use Simmons again. Like many have said before, the communication is non-existent after you sign on the dotted line. Warranty doesn't answer for anything and the quality of materials does not come close to matching the price of the build. We are now 4 months outside of our warranty and still have items they never came to finish. Beautiful home, as long as you don't look at the details real close.

We chose to build with Simmons because we believe they offered the best home for the money in our price range. This is our second Simmons. We love our Logan floorpan. We took advantage of many upgrades, but wish we'd busted our budget and gone a little further. The home is well built overall, and after a year, we love it even more, and our neighborhood.
If we offered any advice it might be: have a realistic budget with balanced builder expectations; keep close tabs on construction, esp. upgrades & changes vs. the std. offer.

This is the worst neighborhood I've ever lived in, and I've lived all over the country. It's pretty sad when the neighborhood where I lived in Detroit, Michigan was more welcoming, friendly, and didn't place ridiculously unrealistic HOA rules on their residents. We moved in and immediately were accosted by harassing letters about where our trash cans were placed, even though most of the rest of the neighborhood has their trash cans on the side of the house JUST LIKE WE DID. Then, we got a nasty letter about our satellite dish being on the side of the house and visible from the street, JUST LIKE 32 OTHER HOUSES have theirs (yes, I drove around the neighborhood and counted). Today, we got another harassing letter saying, "It has come to our attention that your yard is not being mowed." Our yard was no taller than anyone else on the street, and it rained HARD for the past few days, so we couldn't mow.neither could anyone else.
I just looked and our yard was no taller than the neighbors on either side or across the street from me (we mowed it today by the way.as soon as it STOPPED RAINING!). Did everyone else get harassing letters? Oh, and I forgot about the time that a friend parked his boat in our driveway for about an hour.yep, you guessed it, we got a screw you letter telling us to move the boat. Hmm.
I wonder if our neighbors across the street got a nasty letter yesterday when they had their camper in the street ALL DAY? I wonder if EVERYONE who placed their trash cans on the side of the house, or who has their satellite dish visible from the street received a harassing letter.or was it just us? The elderly couple across the street from us have their trash cans in FRONT of the garage several times a week.do they get harassing letters too, or is it just us?
We never bother ANYONE! We are quiet, respectful, and I travel for a living, so I'm rarely home. It's usually just my roommate, and he runs a successful chain of retail stores and works from sun-up to sundown. We NEVER have parties or even have anyone over.unlike many of the neighbors who have cars lined up on both sides of the street, making it difficult to even drive down the street.
And what about the other "neighbors" who rev up their Harleys every weekend and make so much noise you just want to leave home? What about the SCREAMING CHILDREN in the streets, unattended at all hours of the day/evening? What about the 8 (yes, I counted) EIGHT basketball goals that are sitting at the curb, so people can play basketball in the streets, like we are in the hood? Is that against the HOA rules?
And what about the time my roommate's vehicle was broken into, and our garage door opener was stolen. NOT such a safe neighborhood, huh? This place is offensive and pathetic, and I wouldn't recommend it to my worst enemy. Luckily, we are renting, so we are done with this tragedy of a neighborhood on Monday. And maybe that's the issue. Maybe renters aren't welcome here.even though the largest real estate company in Owasso owns about 25% of the houses in this neighborhood.

I built a home with Simmons Homes and have loved every minute of it. You hear horror stories all the time about the building process but Simmons made this a very pleasant experience. From the first time I met the Simmons real estate agent to working with the designer, or even working with some of their contractors, they are excellent people and took care of everything. I would highly recommend Simmons Homes if you are in the market to buy or to build.

We had our first home built by Simmons Homes and we really thought we were moving up. Moved in 2005 to our hOme. Supposed to fix some things we "blue taped", but things were never fixed. Brought it back up at 3,M o. Walk thru, still not done, I did not take a stand so things never got done. We had to purchase new air cond., water heater, fridge, stove, dishwasher, microwave, our tub had a hole and leaked into our spare room closet, the tape job and paint was so jankie, on the ceiling, u can see Excactly where every piece Of tape ends & another begins. The paint job was so bad. I will never purchase a Simmons home ever again!

Super Pumped about our new home! I have been dreaming about having more space and to have a brand new home at a comfortable price range is beyond incredible. + my monthly utilities are beyond low bc of the energy star efficiency! Simmons homes goes above and beyond from the quality all the way to Customer service! I Feel unbelievably fortunate to say I live in a new home! Thank you Simmons Homes

We called requesting someone to come out to take a look at some of the issues we had noticed with the house before the warranty expires. They never returned our calls and no one ever came out! Before this incident I would give them much better rating and actually would buy my next house from them as well! But now it would be stupid of me to trust them with even bigger investment!

We've had the same problem. We have to repaint the whole house, redo the sod on the east side, the list is too long to get into, and no they don't fix most of your issues. On our first walkthrough, we couldn't believe they thought this was a completed new home. Our ceiling corners didn't even match, crooked walls too. Then on the second walkthrough day, most of the 20+ items we had listed were still not repaired.
We should have walked away then and there. On the 3 month warranty day and 1 yr warranty day they were unprepared for long list of items needing repaired. Of course we took time off work which turned out to multiple and still things undone. We were also lied to by Angela about our view of the hill. Well, there's now a house blocking it that we weren't told would be built there!
She lied to our neighbor concerning the fence requirements. He's furious. Oh and he caught a framer across the street putting a broken 2x4 on the house! We've got pictures of safety violations as well. The framers don't know what they're doing nor do the drywallers nor do the painters and Lord knows what else. Will write more later.
Believe me there's a lot more. If we weren't upside down in the house, we would be out of here yesterday. The only good experience we've had is Mill Creek Tile who are replacing our back-splash, and they didn't give us lame excuses which Simmons is notorious for. Our floor and shower are beautiful but that's where it ends. I've built a home before and never went through this, not even close.

Building with Simmons Homes has been a great experience. My wife and I built our first home in Southern Reserve in Jenks. Our sales rep, Joe, was very kind and helpful from the start. He answered email request promptly and all the expectations that we had were meet. Larrin our designer was very helpful at our design meeting. She made what could have been a very difficult task of designing our home very simple and easy. Lastly, Brent our Construction Supervisor answered all the questions about our build.
When it came time for our home owners orientation help explained everything we need to know about the home. You could tell he took great pride in the building of our home. I would highly recommend the Simmons team if you are looking to build in the Tulsa area.

Recently my daughter purchased her first home in the Tulsa area. For a price of approximately $200,000 she received a very nice home. Everyone that she dealt with within the Simmons organization was professional and they have responded to her every request. I have read some reviews that state Simmons Homes are cheap "cookie cutter" homes. I guess some people might consider some of the features to be less expensive, but that is the reason they can build a 2000 square foot home, with some significant upgrades for $200,000.
I personally believe that the home Simmons built for my daughter is an excellent value. Her home is in Burberry Place which I consider to be a very nice neighborhood. The neighbors I met are all very nice and everyone appears to be very happy with their Simmons home. Obviously you can't compare a $200,000 home with a $500,000 home. In order to reach a certain price point Simmons, like all other builders, must make material decisions in order to keep their prices in check.
I believe that Simmons has made some very good decisions as to what to include and what to exclude in the home packages. I helped my daughter do quite a bit of research before selecting Simmons as her builder. In my opinion there was no other builder that came close to offering all the amenities that Simmons offered in their home at this price point. At this point I would not hesitate to recommend a Simmons home to anyone wishing to purchase a residence in the Tulsa area

Built a house with Simmons in 2009. Everything up to the after sale customer service was great. Lea Ann was the best rep I have ever dealt with. Once we were in post sale, the company folded in regards to customer service. Since I only have 3758 characters left I won't be able to fit what kind of problems I've had with them. Ultimately, they build homes too fast, sacrifice quality for time and rarely are able to get a hold of regarding warranty issues.
I have a cabinet that has yet to be fixed because neither the carpenter who is willing to fix it or I can get their warranty department on the phone. Our HVAC unit has gone out every season, and they still have not completely fixed it. Before you decide on Simmons Homes, please shop the market a little more. If they invested more time into making quality homes instead of parading around the fact they were on "Extreme Home Makeovers" they might actually have decent service. Buyer beware.
