In 1969 a young boy of barely 15 set out to learn all he could about the building industry, initially working for a firm known today as ERCO Ceilings. It is there that Sam Flamma started to learn the ins and outs of construction, moving speedily through the art of installing celings, drywall, spackling, metal stud work, etc. He found himself in the Vietnam War from 1972 thru 1975.

Inspector Sam is great! Very knowledgeable and willing to clear anything up. He takes on questions very well. He's pretty strict and stern with how he conducts the inspection but also lets you know what to inspect from an inspection and it's report - like how he can't be nitpicky and that not every little thing will go in a report, only the major items. Overall, he took the time to show us the great things about the house and what he thought was done really well - which helped us understand the house better and appreciate it more! Also, his package price for 3 inspections (house, termite, and radon) was a great value compared to many of the other professionals in the area. I think he will be retiring in about half a year so if he's available, you should definitely get him to inspect your home. You won't regret it!

The inspector was extremely professional, thorough, knowledgeable, and honorable. HE WORKS FOR YOU and no one else. He really has you're best interests in mind and does not care about the sale. He will give you a no non-sense inspection and is even able to catch things that a seller and or realitor tried to cover up.

Scheduled a inspection with Sam ended up having to cancel, contract I signed stated canceling would have to be done 5 days prior to inspection. I was under 5 days so I had to pay the full price. After that an aquientance said they would not recommend Sam. But I had no inspection done so I can't speak to that. I feel paying a penalty or even half price would've been more fair.

In short, Sam is an honest, thorough, professional home inspector that tells it like it is. Sam is a remarkably awesome home inspector and has earned his stripes in every respect. I asked Sam to conduct a Home Inspection on a property I intended to purchase. In my initial conversation with Sam, I informed him I was looking for someone who would conduct a thorough, unbiased assessment of the state of the property within the bounds of home inspection guidelines and requirements. Sam responded in kind giving me unambiguous confidence in his experience, expertise, and professionalism.
He detailed the relationship between home inspector and buyer further detailed the (purposeful) lack of relationship between home inspector and seller and home inspector and agents. Sam detailed his preferred method for a distraction-free environment wherein he could provide an unfiltered, unobstructed, and objective assessment of the property (e.g., property is vacant of sellers and sellers' agent(s)).
Anyone speaking with Sam should leave the conversation well versed in the mutual expectations of this relationship without room for misinterpretation. Immediately during the inspection, we encountered a situation where the sellers were unable to vacate the property infringing on the expectations Sam laid out in the initial call. Sam was extremely thoughtful and purposeful in his response allowing for a conditional exception to his rules asserting any distractions that impeded his ability to perform his service would result in an incomplete assessment for which he would be unable to sign off on.
I was INCREDIBLY impressed with Sam's professionalism and comportment handling an uncomfortable situation while still recognizing the importance of providing this service to his client (me). Sam was unwavering in his commitment to providing me the BEST assessment possible free of influence or distraction from outside parties or circumstances. Throughout the course of the inspection, Sam detailed his process, thoughts, and observations being both informative and thorough.
He offered critique and caution where appropriate and also praise for construction where appropriate. His cautions we detailed and provided detailed assessments of the implications of potential or observed issues. Sam was both realistic about the nature of properties in which people live (nothing is perfect or showroom quality - properties that are lived in will show signs or wear and tear), but he was also realistic about clients wanting an exhaustive assessment of the quality of a major investment. A+ service.
If you're looking for an inspector that will check the box to satisfy a sales contingency, go elsewhere. If you're looking for an honest, thorough assessment of your investment Sam is AMAZING.

This is the worst company I have ever dealt with. I scheduled an inspection 10 days in advance and I have a signed contract for Sam Flamma Sr, owner of Aardvark Home Inspections to do an inspection. We show up to the house to do the inspection and Sam learns that the owner who is selling the building is a past customer or Sam rented a garage or something from him in the past. Sam right away says there is conflict and HE CAN NOT DO THE INSPECTION.
I explained to Sam, that just because he has a conflict with this owner a long time ago, this has NOTHING TO DO WITH ME, the money I am paying him. Sam said in a very unprofessional and nasty way, he is NOT doing the inspection. I explained to him that we had to set up for all the tenants to be there ( 10 people ) and some of them did not work today for the inspection. Sam said he does not care! Sam had zero reason not to do the inspection and he screwed over me and the tenants. I may even lose the deal now, because of Sam. Please beware and don't use this company.

Sam was the best we could have asked for. As first-time home buyers, there are a lot of things we didn't even know could be issues with a house! Sam helped us at a very affordable rate, making sure we had an incredibly thorough, efficient, and COVID-safe home inspection. We will definitely be calling him first whenever we need his services!

Sam truly works for the buyer of the home. He takes his time and is very knowledgeable so he is able to explain any issues to his client so they can understand whats going on. The inspection took About 3 hours but I can know feel confident in purchasing our new home knowing that Sam inspected the house and know I know exactly what we are purchasing. Well worth the time and money to get this done and I would totally recommend Sam!

Sam not only made me feel like I got my moneys worth, but also gave me a sense of confidence. Sam is knowledgeable, friendly and has great attention to detail. His inspection was akin to a class, where he explained not only the defects, but why they are defects and their legality. His report was very thorough, and explained things in plain and simple english. I would definitely recommend Sam to anyone thinking about buying a new home.

As a first time homebuyer and after having a previous, less than pleasant, experience with another home inspector I contacted Sam and explained my situation. Sam was able to quickly schedule an appointment and took the time to throughly explain what is expected prior to the home inspection. During the inspection Sam was extremely methodical and took the time to fully explain all of his findings. Sam's provided inspection report is exceedingly detailed and made himself fully available to answer any additional questions regarding the report. It was a pleasure working with Sam! With his knowledge, professionalism, and constant communication it made the entire home inspection process a breeze. Highly recommend!

I had the pleasure of hiring Sam to complete our home inspection. From my initial conversation with him he was knowledgeable, professional, and pleasant to speak with. As he started my home inspection it was just him and me the realtor was told to wait away from us. ( they are just like used car salesman all about the sale and commission) Sam works for you no one else not the seller or the realtor.
We went over the house from the roof down. outside, utilities, sidewalks, driveway, drainage gutters, walls, Windows, doors, ac unit, kitchen appliances, plumbing, bathrooms Gfi, electrical panel, wiring, heater, hot water heater, wet basement walls, joist, termites, radon testing among other things. I asked questions and Sam took time to explain it to me.
This will be my house for the next 30 years and I felt secure and confident with the information Sam gave me in his report. I would recommend Sam to anyone buying a home looking for a true no B.S home inspection.

I called Aardvark Home Inspections to request a run-of-the-mill price quote for a home inspection. After an initial and very pleasant conversation, I called back later in the day to ask some additional questions about choosing which inspections would fit our needs and had a very different experience: I was told "I'm not your man" and "I'm running a business here" and got a stern lecture on Business 101 before being kicked off the phone.
At one point I was confused with another customer which I assume (or hope) may be the reason behind my treatment. I need to be honest here: I wasn't haggling or being insulting. I just wanted to find the right fit for my own home inspection and I wanted to use Aardvark. It was very surprising and upsetting to be spoken to in such a way, so I'm going to find a company that will treat me with the same kindness and respect I give to every vendor.
This company clearly does not know how to treat customers and have put a serious damper on our excitement. Please don't let them ruin your experience as they have ruined ours. Thanks.
