WORST experience of our family's lives! NOTHING but building MISTAKES over and over and over again! Look at these pictures, from first day of move in! And we where told, " None of the shelving, was put into studs" and why fell and came crashing too floor! Door knobs falling off! Windows needed replacing! Ceiling of garage boot foot prints on top of ceiling! Cement for driveway has dots all over it everywhere and cement mistakes!
Look pictures are worth lots! And some will fix! BOWING of walls! And WILL NOT FIX! " Too much work", I was told! Oh and how they keep their property as they are building in back of your new homes, look two months straight and continuing! Snow on ground now, January 24th 2022 and builders in back of homes throwing stuff like: lunch, building materials and big boulders they in dig up out of lots and throw in your back yards disgusting ! NOW three months and NO clean up!
Now MAY 31st 2022, and worst, if even possible, too be worse, weeds on Arbor owned land, 24 inch weeds and 24 inch grass is a trash dump of sorts! And nothing but excuses from Arbor! Ponds are full of building material and look gross! Buyer beware, you betcha! I had Arbor home people whom come too fix things, " we arbor home employees being vendors would NOT buy a Arbor home we know the many building mistakes and the guy whom fixed the shower said MI would be of interest too him!" One can NOT make this up at all! Sadder than sad!

This has been the worst experience ever. First off, during my final walk through prior to closing there were several issues that needed to be addressed, which I was told would be taken care of prior to my move in. Well, I have moved in, and still unable to use the shower in the upstairs and downstairs bathroom. I have a hanging light fixture in the dining area that was never secured.
The sliding patio door is off track. The doors and shelves to the closets are not installed, oh and a host of other issues. I've been told by the Superintendent that contractors will contact me to schedule a time to come out and make corrections only to find out James (Superintendent) is no longer with the company, and his replacement does not have a clue on what needs to be done.
All I am told is, "We'll get you taken care of, " but no one has. This is the second home I have had built, and compared to the other company I utilized Arbor homes gets a below zero rating. I am too embarrassed to invite friends over to see my new home that I worked so hard to achieve.

This was by far the worst experience we've ever had. They have poor communication between workers and customers to start with. They "forgot" to schedule a pre-drywall meeting. The house was broken into the day before closing and things were damaged that were not fixed as promised. There are also multiple other things that were supposed to be fixed (one is literally labeled "fix" in the garage in spray paint, and another is the pillars on front porch not being fixed to the ground, so they're just floating).
In less than a month of living in the house, the water/sewer system is backed up so everything clogs and the toilets don't like to flush and gurgle while anything else is on, maybe due to a pipe that's wide open in our front lawn so anything can get into it. Our front door frame is leaking at the bottom, multiple spots the flooring and drywall is completely uneven, there are holes and poor filled spots on walls from nails/screws, the trim around doors or ends are cut too short and leave gaps.
The list can go one and on. This house just seems very cheaply and poorly made. We are scared to touch anything in the house because it seems it's as fragile as egg shells. And after reading all the reviews about the warranty (which is what they told us to fill out now) it doesn't look very promising. Highly do not recommend this builder.

I wanted to take some time to say a big THANK YOU to this individual. Because although our new home construction went way longer than we ever expected and the poor communication we received throughout the experience was a total red flag if not for our Sales Manager Suzanne Davie-Hollowell I probably would have went elsewhere. I truly hope Arbor Homes appreciates the effort, hard-work and sincerity Suzanne brings to this company.

One of the worst companies to have build your home if you are looking for quality. These photos are some of the stuff they said theywould fix but never came back out to fix. I reached out several times to them and no one could give me answer. Also the one of the pillars for the front porch was not attached. No photo of that though. Multiple other things fell apart the first few weeks

After our newly built home started having issues with a month, no one in the warranty department wants to help. I can't get any call backs, no response to the issues at hand. Very dissatisfied with the customer service and the lack of empathy after people spend their hard earn money for a product that is breaking down after a month.

Thomas Skaggs came by to take a look at a list of warranty items I submitted before my 1 year workmanship warranty runs out. He was very professional, answered all of my questions in detail, gave great advice on quick fixes and items to look out for. I never felt rushed. He was thorough and knew what he was talking about. He gave me details on who would be reaching out to me at the end of the walk through. A+ for Thomas!

We built our home through Arbor Homes, and had a decent experience until construction was finalized. We encountered many quality assurance concerns, and were told to enter a warranty request. It took 6mo of repeat warranty requests on their website with no return communication. After they missed two confirmed walk through appts, we finally met with a foreman and Director of Customer Care.
Both acknowledged the construction deficits and confirmed they would secure flooring repairs, trim installation, painting, etc. I requested documentation verifying an action plan with vendors and timeline for corrections. It's been 4mo now of attempts to reach them with minimal success. We've lived in our home now for almost a year, and are disappointed that Arbor Homes has been dismissive of the poor quality craftsmanship of their work.
