Run! We worked with AF Sterling for over 8 months. Initially they were great. It all changed once we signed their Memorandum of Understanding for a custom home and gave them a check for "Due Dilligence Items". They will not follow the terms of their own Memorandum of Understanding. Repeatedly, they ignored MOU time frames. They also used the initial "Due Dilligence" check for items not listed in their MOU.
Pretty much every report, survey, communication, you name it, was incorrect or filled with errors. We still do not know where our eastern property boundary is after AF Sterling paid out our money for two incorrect/incomplete surveys. The first survey indicated our property line was all the way across a Pima County owned paved road. We were assured that the survey would be corrected and all easements/boundaries would be marked.
This never happened when they paid out our money again for a second survey ($2,440 total for incorrect/incomplete surveys). If you want quality work, avoid AF Sterling. They will send you plans that include your water line coming from an area where there is no water main. They will tell you that the power company's transformer is not on an easement, when the title report (which was provided to AF Sterling) indicates otherwise.
They will admit to breaking their own Memorandum of Understanding, but their COO Randy Agron will tell you that it is still valid. We urge you to look at other builders. We know for a fact that they will make the home building process much more enjoyable.
