Also, different inspectors have varying qualifications, equipment, experience, reporting methods, and yes, different pricing. One thing for sure is that a home inspection requires work, a lot of work.
Home sellers are more frequently having a property inspection before they place it on the market. A Pre-Listing Inspection allows the seller to have an opportunity to repair any items that were uncovered during the inspection. The seller could also highlight the positive items that were uncovered. Knowing the exact condition of a home before it is listed can reduce the anxiety and stress of the sale. A pre-purchase inspection will reduce the risk of costly surprises to one of the largest investments most people make.

I run Opertions for a fairly large Real Estate Team in the western suburbs and Owner Joel Dunwell and his other inspector Mike are one of my preferred Inspection companies. Older historic homes through new construction. They know what they are talking about when it comes to the working of a home. I don't hesitate to recommend for our clients

This company emailed us by mistake, on a day we happened to have our house inspected by another company. After several back and forths they then accused us of being scammers (not quite sure what the scam would be.) and got nasty. I do not recommend this company. They can't even keep their own clients' emails straight and then try to blame the people they emailed by mistake. Immature and classless.

I hired Dunwell to do a home inspection for me in 2019. This is all you need to know, I am a licensed Structural Engineer and have experience in residential building design.
