Ashton Woods Lakeshore has the best employee Catie Campbell is the most sweetest person I ever meet she is very attentive to her clients vert helpful very nice and makes things very easy for you to understand. We are currently under contract at Lake Shores Towne Lake that was signed on 2/19/2022. According to contract, my house is going to be built with Adrianna model/plan and Timeless collection, which were my preferences and what we all signed for. It was quite a shock and disappointment when neither Caitie Campbell or her manager informed me that it was changed to a different collection. And, if I hadn't stop by last Sunday 2/27, I would not have known about this change.
I find this not acceptable and hard to believe, especially when it's coming from a reputable builder such as Ashton Woods. Caitie Campbell just informed me yesterday 3/1 at 1:07 pm that there are 2 versions of Timeless Collection. Ashton Woods website NEVER EVER said that to the customers. She also told me on 2/27 by text message that the cabinet (light grey) might be back order. Caitie told me TOO MANY different stories with too many excuses.
On the day before we signed the contract, I asked her what Timeless Collection look like. She said go to Marvida Model home because they use Timeless Collection. She told me to look at the back flash, cabinet color, tile, wood floor at that model because it will be exactly for my house We emailed back and forth for 2 days now. On 3/1 she gave me an option to transfer to another property, and we agreed to that. Today, she said she is not giving me that option anymore and only giving us the option to move forward or cancel and get full refund for earnest money.
She is also pushing me to cancel or keep my house by the end of business today. Everything was in writing through email and text messages. I understand this is definitely seller market. However, the way that Caitie Campbell handling this whole situation is extremely unprofessional, BAD customer service and so unfair for us. This was not my fault. Caitie informed us the wrong information and now pushing us to cancel or keep it without letting us have another options.
I am not feeling comfortable to work with her moving forward. Every time I talk to her is just giving me anxiety and emotional distressed. I would like to change the sale representative that Ashton Woods can provide me. I don't know who else to reach for regarding this situation. Please help us figure this out.

0 stars. Once you are in your house and have repairs, the construction supervisors you are assigned are the most disrespectful, surly, poor excuses for human beings on the planet. We dealt with leaks the first 2 months we were here, not being able to unpack into our main closet, our pantry, hallway closet. They had no clue how to track water and find damage, so we kept finding more water damage and mold on our own.
It was a nightmare. They were not sorry. They do not compensate you for your trouble or time. It took two months for them to complete all the work and for us to finally be able to finish unpacking. Months down the line, I waited five hours for a window repair and had a no show. New construction manager I was assigned is the worst yet. Picks up the phone with a nasty hullo.
Prison guards have more respect for people. Completely despicable. Other problems, too, but I don't want to write a novel. We have moved and built many times and these guys are a minus 10 compared to the others. Very sad, when we had such high hopes for our retirement home.

The only reason I am giving Ashton Woods one star is because it's the minimum requirement to write a review. Let me start off by saying I would highly recommend that no one choose Ashton Woods as their builder. From customer service, to sales, to the product they produce, and their partner/affiliates (Duncan Security/Data Smart), to follow up and even correcting errors, they failed tremendously.
A 4 month build took 9 months with my close date being pushed back over 5 times. None, I repeat none of my issues/mistakes/delays were due to COVID. I have written a five page letter and mailed them out to the corporate offices, along with all on the executive team of Ashton Woods. I closed on my Ashton Woods home October 13, 2021, (Houston/Manvel TX Del Bello Lakes) and I am happy that the process is over.
But the product they produce, their process for problem resolution, which is none is almost laughable. They have made over 10 different extremely massive mistakes when building my home. The process in the beginning seemed great (sales) but shortly after went from bad, to worse, to horrible. The sales team (Jimmy Duong), studio design (Amy Ross) construction manager (Jose Deleon/No longer with the company) and the leadership (Daniel Leifer & Blake Fite) representing these areas are all unprofessional, and continuously made dead promises.
All were issues that could have been avoided, resolved and fixed. Very few were fixed without me jumping through hoop after hoop, but most were not fixed and no alternatives were offered. Only the promise that no more mistakes would occur. Also, the alternatives I offered were all denied. One example of a problem I had was that they built my entire entry way wrong from the garage, to the valet, super utility ($27,000 additional purchase) and the main entrance and hallway.
They had to completely demolish it and start over which pushed my completion/close date back a month and almost cost me to lose my 90 day mortgage rate lock in the end. (Had to close with several outstanding issues that still have not all been resolved and steadily finding new ones). I found the error and had to bring it to their attention. They knew the error existed, but didn't bring it to my attention, they waited to see if I would notice.

I have been holding off writing this review in HOPES things would change. They have not. I am VERY disappointed with Ashton woods and discourage anyone from trying to work with them. I believe they are dishonest, cut corners, promise a lot of things- then once under contract they bail on their end of the deal. I have had many issues with our home- most were fixed (minor cosmetic things) within our first year they took care of it.
The major structure issues that SHOULD be taken care of- they/the people they contract out, put bandaids on everything and ended up coming out multiple times in the year our warranty was good. Then once the year new home warranty was over, they stopped returning calls and emails and any forms of communication. The issues we are having are from when we first purchased the home- the main concern is the front door jams and DOES NOT OPEN without extreme force.
My kids are "locked" in our home because they aren't strong enough to open it. Even BILL SOWA the construction manager struggled to open the door and admitted it was dangerous we couldn't open our front door. It was "fixed" 4 times, and then finally told by the door people they couldn't fix it because it was a problem with the frame of the house constantly shifting, not the door itself.
Of course, Bill says he needs to talk to his supervisor (a common scape goat), and he cant help us out. His idea of "fixing the door" is to shave the bottom so it closes. this is in no way a solution. They look for quick fixes and dont address real problems or concerns. I wont even begin to write about the exterior of the home that has huge cracks and gaping seams that need to be filled but they WONT fill them.
This was a new build, weve been in the house less than a year when all these things started to manifest and they STILL haven't been addressed to fully taken care of (its now almost 2 years we've been here). In short- steer clear of Ashton Woods. It is not worth the time, money, energy and hassle to work with them.

I dealt with Ashton Woods at the Balmoral community in Texas. My experience with Ashton Woods was amazing. My seller Eric and construction manager Kevin genuinely want you to be happy. Even after closing the builder wants to be sure I reach out with any questions and is extremely responsive. Would buy from again. It appears most people writing reviews at the corporate level are bad experiences, the happy people are living in their homes. I urge you to check the Ashton Woods office that you will be dealing with. For example, the local office at my development has 4.5 stars on social media.

Workers damaged my $8000 counter top then tried to cover it up. Brought it to their attention in 2019. They stated that they would fix it. Then delay after delay. Project manager changed, and now they are refusing to rectify stating it is not under warranty. Of course its not under warranty, it is not a defect, it is damage caused by the builders construction crew.
They keep giving me the run around stating the granit company will not fix under the warranty. I agree with the granite company, the builder should pay to fix it as it is their damage caused! Very dishonest!

The most expensive and worst built home we ever purchased! The appliances were scratched and dented, they flooded the house by nailing the water heater in an inside closet, leaked under all the floors of our beautiful beach wood looking plank tiles! No carpet! So no one knew they nailed it when nailing high woodwork, and for how long It had been leaking, they had to cut out walls and pulled out sopping wet fiberglass, the 10 molding was just falling off the wet walls, mold remediation was done and the plumbers said our daughters 2 bedrooms bath faucets were not anchored in.
White cabinets were varying shades of white, and scratched and splintered inside, screw holes where the misjudged. The hurricane impact glass had drooping rubber and fuzzy stuff that I never saw at our other homes hurricane impact glass. Wind whistled right in. The paint job was so bad they had to repaint the whole house the ceiling white because they could not get a straight line!
Light came right in under our front door along with frogs and huge beattles! The leaking water pooled in our 3rd tandem garage and I slipped and fell, blood everywhere! They never even offered to pay my Dr. Visits! Huge hole left behind powder room sink. For 3 months I had to babysit the men who were there morning till night trying to repair the home the wolf could blow down!
We put it on the market as soon as it was sellable knowing the new people still had 7 months to try and fix all the other messes! Oh ~ the VelcroEd my microwave in -Yep VELCRO, no joke! We sold it for 167,000 less then we paid for it and then had to pay our realtor losing about 200,000! They really should give that back to us and more for the hardship it was for me and our daughters!

I would give them 0 starts is that we're possible! They didn't have insulation in our home which took 4 months of very high bills to figure out! NO INSULATION which caused everything to sweat and create mold which they won't fix after several complaints they close the warranty ticket without fixing the problem. Flooring that literally came up all over and it has take.
Since June/July to address. DO NOT USE THIER MORTGAGE COMPANY! They know nothing and screw up so much it's unreal! Never submit things either until last minute then submit wrong things. Steer clear of Kingsland heights.

I just bought an Ashton Woods home and after a week I have to say the quality just isn't there. The AW executives should live in one of their houses before selling them. I never bought a house without a garage door opener. There's no place to hang a towel in the master bathroom. I went to hang a shower curtain in my guest bathroom and the rail fell off and hit me in the head because it wasn't secure. There's no light switches as you enter the kitchen from the master bathroom.
I mean these AW homes are not very well thought out. They're right on top of things when they want money though. My mortgage person screwed up which was no fault of mine and AW charged me thousands of dollars in penalties even though there is no great demand for their houses in this community. Upper management needs to take a step back and rethink things.

So I wanted to post what you are getting into with an Ashton Woods home. Drainage issues and foundation cracks. They will cite every excuse in the book on the drainage issues. The irony is my neighbors across and down the street are having the same drainage issues with their Ashton Woods home. So what is it Ashton Woods?

My Daughter Put Earnest Money on one of your homes HOUTT: Kingsland Heights Lot 1.1.18 She decided on a different home. Starlight decided to keep the earnest $500.00 earnest money. Is this the reputation your company wants to have? I have never heard of a corporation keeping someone's earnest money. Thank you Walter Bond

Ashton Woods did not meet the obligation of the contract and still refuses to refund my Earnest money. The company gave me 3 different completion times and neither time the house was finished. They didnt even offer somewhere for my family to stay until they completed the house. Today, im still trying to receive or get my Earnest money back which should be rightfully given back. I cant even get a response from the sales manager.

We bought the model home in December 2018. We were told after our final walk through to be sure to let them know in about a week or so of anything additional that needed fixing. The refrigerator does not dispense ice or water and the floor was damaged in the office from the salesperson from Ashton Woods. We were told that they would take care of it verbally but didn't get it in writing. HUGE mistake.
They have bounced our request from person to person and now refuse to repair anything. We were told we bought an "as is" house although that verbiage was NEVER used in negotiations and now we are paying for it. Not to mention the drain pan to our air conditioner was improperly installed and caused a leak from the attic down into the kitchen which we are dealing with now.
For this I had to submit the same warranty request three times because they will bounce it from person to person and close it without doing a thing hoping you'll let it go. BUYER BEWARE*** I purchased a home from Ashton Woods in July of 2018. During that purchase we paid $5570 to upgrade the ovens to double ovens. Since we have moved in there has been issue after issue with the double ovens. Since we have moved in, the main control unit has been replaced once, Electrician sent out, has been replaced a second time, then they replaced the entire oven unit, then they replaced the control unit a third time, and it has now broken again.
Each time a tech has been sent out it has caused me to lose time from work so someone could be home to "fix" the unit. After the last time I told them that there would not be any more "fixing" this unit and that there was clearly an issue. The manager told me that he was aware of the issue and that it was a problem they have been having with the same model nationwide.
I asked for a refund for the price we paid and for them to remove the ovens. They declined initially, saying they would replace the oven once more. I told them that over the past 10 months they have had plenty of time to fix the problem and that has not yet been done. They then agreed to refund $1799 - a price they said the oven was worth - after charging me $5570.
I told them that would not be acceptable and asked for a full accounting of how they numbers were charged. They declined. I persisted, notifying the executive committee and upper management of the problem. They still declined, now stating that the cost of the "upgrade included upgrading the other appliances as well." This is an outright lie as I have been in other homes that paid no upgrade fee that have the same exact appliances we have.
I persisted again, escalating the matter to the ownership of Ashton Woods, Great Gulf, who referred me back to Ashton Woods. I have again asked for a refund and a full accounting of what was charged. They relented and offered to refund $2800 - the price they say it the ovens could be purchased for through an online retailer. I once again declined, and asked for a full accounting of what was charged.
They have since broken contact and have to this day refused to provide an accounting for what was charged. From the beginning I have told them that I understand there would be an accounting for ancillary charges for items related to the double ovens, IE Extra cabinetry, extra power outlets etc - which is why I have asked for an accounting. They refuse to provide that and have refused to provide a reasonable refund for what we were charged.
This is only one of many issues that I have had with Ashton Woods since we purchased this home. The ownership (Great Gulf) and the senior leadership aren't interested in resolving the issue, they only care about the bottom line.

They have since broken contact and have to this day refused to provide an accounting for what was charged. From the beginning I have told them that I understand there would be an accounting for ancillary charges for items related to the double ovens, IE Extra cabinetry, extra power outlets etc - which is why I have asked for an accounting. They refuse to provide that and have refused to provide a reasonable refund for what we were charged.
This is only one of many issues that I have had with Ashton Woods since we purchased this home. The ownership (Great Gulf) and the senior leadership aren't interested in resolving the issue, they only care about the bottom line.

I had a very curious situation where someone pretending to work for their company made some outrageous claims, but they were very helpful and understanding in determining that person doesn't actually work for them. They took my concern seriously and did their best to investigate and correct the situation.

Ashton Woods Houston * The initial excitement and going to the design center was cumbersome but good. The last 2 months were absolute hell. My wife and I spend every weekend going over the workmanship issues, having them correct obvious items they should have caught. We hired an independent inspector 2 weeks before we closed; he found epic failures to the roof, electrical, A/C set up and general issues.
How in the world does a contractor neglect to do the job right unless they were told to half-ass it in the first place. At the last day of inspection before we closed, several items were still not done so we left and stated "fix them before we close". **Here is the kicker**, they sent us a demand letter the next day to close in 5 days even though the house was not compete or loose our money and they would sell the house underneath us.
It took emails and calls to the CFO and the President to get a human response. That being said, I actually never heard form the CFO or President of Ashton Woods, only a sales rep that stated our issues are being resolved and it would take another 2 weeks. So after the items were completed, my wife and I, just mentally exhausted, threw up the white flag as the workman ship is still not of quality and the end experience was a nightmare.
We have never gotten an apology for the way we were treated, only a survey and being asked to give all high scores ( are you kidding me ) We are currently in the home and have issues still. Buyers beware.

I'm in the same boat as the last reviewer, classic bait and switch by Jeff over at Bella Terra, had us sign the contract and pay our earnest money, then oops he made a mistake and quoted us almost $9k under what the real price was, and no budging on his error - we could pay or walk. It's been over 2 months since we signed our initial contract, and all we've seen happen is the dirt get raked over and some boards put down to give the impression that they're starting to build the forms.
Our completion date has been pushed back so many times that we don't even have one any more, and trying to get one is like getting blood from a stone. I get the distinct impression that they're hoping we'll just walk and leave our earnest money, and they can sell it to someone else for a lot more, especially since they've put their prices up since we originally signed.
I guess this is how they do business over at Ashton Woods. I wish I'd just gone with one of the other, more honest builders. They have completely ruined the entire home building experience for us and to be honest, we're going to hate this house once we finally move in (one day) because it will just remind us of how badly we were ripped off every single day. Save yourself the hassle and give them a very wide berth. You'll be glad you did.
