This is our second Boone Home. We chose Boone because they have quality people with lots of experience and a very good group of vendors. Our new house turned out very well. The only disappointment was the lousy interior paint job. Very poor quality painters who left grit and splotchy areas on all interior trim and doors. Hopefully, when our 60 day warranty review occurs they will correct the problem and make it right.

Don't be fooled by all the 5 star review, some of them are by the community managers selling these homes! First of all, we love the house they built for us, but what I did not like was the lack in complete honesty about a terrible slope in the backyard which will cost us upwards of 100k to fix, build a retaining wall etc. I had asked several times about wanting to build a pool and had even rejected Dominion community because pool was not a possibility there and chose Hawksgate.
I expected atleast during all those times I asked, that the marketing person would have told me that just to fix that slope would cost me so much. And then there are selections which with such a high base-payment should have included much better options, they push for laminate flooring, however they lack in colors and selections, so are the bathroom tiles, extremely basic for such high priced houses.
They won't refund you for selections we delete such as a bathroom or room, which is another disappointment. They do work with you for structural customization to a certain extent, but expect to pay a lot for those.

It was a great pleasure working with Boone homes. Sales coordinator Jackie is highly professional and responsive to all the while. She made us see the better picture of future henrico real estate trends during pandemic. Also I would like to thank John Clevinger for being very responsive and supportive all the way through our custom build journey. Be careful: As most of you may realize, the current real estate market is very seller driven and there is low inventory in most places. I would caution you about new instruction in particular and wanted to share my experience. We looked at a Boone home recently: It was clear that it was priced much higher than comparables sold over the past 6 months and in my opinion was listed at an at least 35 K premium - that's fine - it is what it is in today's market.
I would caution home buyers about appraisals - pay attention to what you expect a house to appraise for as you may be responsible for overage not covered by your mortgage. Also research comparable prices per square foot. The reason I caution you on this google review is that the Boone homes agent requested a 10% deposit (no appraisal clause) on the home we looked at which would have amounted to 80K.
This house is essentially built: there was no options that we could select. I find that quite predatory as 10% is what typically is placed on a totally custom build. 1% to 3% is the norm for a home that is pre-built. By placing 80 K down you are risking your deposit should the home not appraise and/or starting off with negative equity if you choose to cover the overage. Yes, the market may continue to be strong and you could make up this difference over time but what if an emergency came up that required you to leave sooner?
What if the market doesn't continue to do well? The agent was fairly arrogant (again, seller's market so many will act this way - i'm not saying this is unique to Boone), and commented about the quality of the materials as a factor in pricing - they are putting laminate floors and pretty cheap tiles in a nearly 800 K house, but material quality is subjective.
I guess? A house is worth what one will pay for it, but please pay attention to expected appraisals and these types of deposits that could put you and your family in a difficult situation. Good luck to you all!

We moved into the Boone homes in Tarrington. Living out of town, were told that they would work with us. All was good in the beginning.then we lost our contact at Boone, selections we travelled to make were given to someone else, and very unresponsive construction supervisor. Subcontractors, especially electrical, did very poor work and bottom line, "Boone allowances" were of the cheapest grade. All I can say is stay on top of this outfit and demand workmanship, otherwise you may be equally disappointed.
