Medallion Inspections is made up of Atlanta experienced home inspectors Jim Radcliffe and Joe Bettez. Unlike other home inspection companies in the metro Atlanta area, we BOTH inspect your property together! The second inspector can offer a second opinion right away, helping you to get a better inspection.
Medallion's Jim Radcliffe is certified by the International Code Council (I.C.C.), the organization that establishes building codes used by virtually every governmental jurisdiction worldwide. The ICC was established in 1994 by the merger of CABO and the Southern Building Code Conference. His ICC/CABO inspection credentials include Residential Building Inspector, Residential Electrical Inspector, Residential Mechanical Inspector, and Residential Plumbing Inspector, ICC member number 5240938.In addition, Jim is a member of the American Association of Radon Scientists and Technologists.
As a team of two home inspectors, Medallion Inspections performs limited visual home inspections in accordance with ASHI's Standards of Practice, which describes what a home inspector should and should not inspect. It begins with the outside of the house, the building, the structure, the roof, windows, doors, all of the mechanical systems, including the heating and air conditioning system, electrical system, plumbing system, the kitchen, fireplaces, bathrooms, bedrooms, and most everything you can think of on a home.
Approximately 50% of people diagnosed with lung cancer have never smoked or are former smokers. What is Radon and Where Does it Come From? Radon is actually very small particles of decaying radium that become airborne. Radium is decaying uranium, which is naturally occurring in the soil and ground all around us.

I am returned customer. Medallion inspectors inspect my home years ago and they were very thorough. Now I'm buying a condo and called for a quote to inspect it. Receptionist Beverly gave me a quote that at least two times more than any other companies. My condo is so small and when I ask her why this is so expensive she said because we don't like to drive downtown, although my condo is not in downtown. When I ask If I can discuss it with owners she was rudely said "we are not business for you". So an appropriate for returning customers

I would never use these guys. They are the worst. I paid them around $3K in advance to do around 6 inspections. They only ended up doing around 2 and said they didn't need to do anymore even though I still needed inspections post closing for outstanding issues. I disputed charge and they convinced me they would come out and do them. After I killed dispute I waited a few months after builder fixed issues to call them and they refused to come out. Got an email from owner himself. NEVER USE THESE GUYS. They're very unethical and we're friends with builder. New inspector came out and found violations that should have never been missed like a deck stairs without landing.

Can you give more than 5 stars? What a great job on a pre-sheetrock inspection. Jim and Joe found some pretty big things wrong (roof trusses had broken - YIKES). They talked directly with the builder to get the process moving forward to fix things. Their report is very comprehensive. Their price is exactly on target for the market. I will definitely be using them for my pre-close inspection! AWESOME!

If you want to buy a house, bypass this firm. They will blow your deal with unrealistic inspections. They convinced our buyer that our home needed $45,000 in foundation repairs because of a crack ( see picture) in a 23 year old house. No settling, no gaps, no cracks in sheet rock anywhere. Told client that the HVAC filters needed changing (we replaced them 3 days ago), told the client the gutters needed cleaning (did it 3 days ago), told client the oven was broken (came home and it worked fine). Said we had squirrels in the attic (we did a few years ago but this was repaired and we live on the edge of the Chattahoochee Nat'l Forest and have all kind of wildlife). Reported that the shower glass did not have a required safety sticker/notification which it does.see picture. Reported framed wall in crawl space was pulling away from the foundation when it actually was designed that way per the plan (see picture).
The other concerning item was that they brought their dog to the inspection and left it in the car on a hot July day. Were there legitimate issues. Absolutely. We would have worked with the buyer to repair them, but in the end their overzealous/unrealistic inspection cost our buyer her dream home. If you want someone to over do it, pick them. If you want somone to be realistic and understand the difference between serious issues and what to expect as a home ages, go elsewhwere. Update 7/22/19 - Hired a structural engineer to inspect the foundation and flooring.
Engineer agreed with a few of the minor easily repairable issues and is certifying that the foundation and structure are built per plan and have zero issues nor will it require any foundation repairs.

My most recent experience was using them when I purchased my new home. Someone else cancelled the contract on the new home they had built and we came along and purchased it. The other buyers even had the home inspected. Guess what? The other inspector missed a broken truss in the attic. This is one of many items found by Jim & Joe that were able to be corrected by the builder BEFORE I closed!

I'm a residential Realtor. I'm often asked by my clients for recommendations of home inspectors, and I give several as not to play favorites or get into trouble. But when it came to pick inspectors for a new ($1M+) home for me last week I didn't have to be politically correct. I picked Jim and Joe at Medallion to it inspect it. And boy am I happy I did! These guys are great before, during, and after the inspection if things happen to come up in hindsight. 6-Stars worthy!

Medallion Inspections did a fantastic job for my friend and I when we were looking to purchase a home. They were able to identify several problems that would've ended up costing us a ton. They were very professional and prompt in their service and reporting. I would definitely use them again for another inspection.

Part of this review is the response to the weird wave of low ratings 5 months ago (just look at it). We have had them inspect houses twice during a 5 month house-hunting crawl, and they are FAR more thorough than any other inspection reports I have seen, and have their own list of things to look for in addition to the legal mandate standard lists.
The way they work is that Jim runs through appliances, lighting, HVAC, and handles any radon and environment checks. Joe has the worst job ever, and spend most of his time either crawling through every tiny nook and cranny and/or walking the roof. They spend more time with two guys than most inspectors, and Joe's foundation crawl saved us from a terrible choice on one of the houses. (Joe also promptly dragged out a moisture sensor to detect an pretty nasty and extensive roof/wall/foundation leak.) And they are quickly able to estimate repair and remediation costs because of Jim's builder background.
We regularly give out their names to friends and coworkers. Downsides: Their price is a bit higher than a cheap inspection (perhaps an extra 30%). Also they don't have any experience with pool equipment (which I had, and it is a bit of a specialized field.)

Best in the biz! This is my second time using Medallion Inspections. The first was when I purchased my first home 5 years ago. These guys are simply the best at what they do and I would not have had anyone else do the inspection of any house that I plan on having my family call home. I want to personally thank Jim and Joe for their expertise as we were able to bring to the seller's attention some major issues as we submitted our amendments to the contract on the house we looking to buy.
While at the moment we hope for the best in the response from the seller to repair the items requested, we at the very least know, because of you guys we are informed and have peace of mind with our options however the chips fall. Thank you.
