Why are these homes built so cheap and cost so much? Many homes in US is now built with cheap materials and these building inspectors are not doing their jobs. Not even the person that works for TM that inspect the houses even thoroughly check. If you are planning to buy any new homes in USA make sure to truly check them and get a mold test and a building inspector. Don't buy with emotions buy smart. Houses are built everyday its not rare at all its all marketing.
Also if you are buying an old house check the water for any contamination and more mold test especially carpeted homes. Yuck! Carpets! Happy hunting and checking. Never ever buy just because you like it.

The sales team and superintendent are awesome. However, the quality of the home is definitely an issue. Garage is partially painted. Piece of cement mixed with metal sticks out of the garage wall. Attempted to patch it with filler, but it's very visible and still exposed. Long long crake on the cement in the garage, they did patch it. still visible. Cleaning crew is cleaning the house with dirty shoes on walking all over the carpet.
The loft is definitely not a loft. More like a room without door and closet. The loft has 4 walls. This is my first home. I'm feeling excited but also a bit disappointed. Later, I'll have to caulk the baseboard and seal the grout myself. I feel like a brand new house should be perfect and ready to move into. I don't know. Maybe I'm expecting too much.

Taylor Morrison is hands down the worst home builder you can get involved with. Their deceitful tactics are sad. Their warranty is a complete scam. They will avoid completing warranty tickets just so your warranty runs out and then tell you it's to late. Their quality control is garbage. They do not care about people after the sale just their bottom dollar. I'm telling you stay away from these crooks.

Took forever to build our home. Now it's taking forever to get warranty work done. Been waiting 6 months for them to fix cabinet trim, cracked cabinet, and weather stripping among other issues. I keep getting excuses. They're building more and more homes and keep telling me the cabinet trim is on back order, how? Are they not putting cabinets in the new houses? Next thing will be they discontinued my cabinets and can't fix it.

TM deserves 0 stars. Stay away from this builder! Purchased a home in Tigard, OR and from the start till the end the experience and craftsmanship of the homes are terrible. Lack of communication from Sales team, contractors and loan department. Closed a month after the set closing date due to the sales/contractors. Now that I have moved in to a BRAND NEW home, the problems became worst.
All floors squeak and knock, this is due to the fact that the subfloors are not connected to the joists correctly. Grout in bathrooms and kitchen have all cracked and falling apart after only ONE YEAR! Missing siding, blocked conduit and the list goes on! Believe it or not, these are not covered by TM and don't bother contacting the HQ this is their response: "I understand this is not the outcome you were looking for, but this is the final decision on behalf of the division team and the corporate office". You are better off purchasing a home from Lennar or D.R. Horton. Stay away from this builder, I mean read the rest of the comments, do not put yourself in our shoes.

Critical: Value Offered only 2 selections for level 1 as standard for countertops while they displayed a varying choices of tiles (level 1) as standard by builder on the design studio website, to my surprise they only offered two selection from the Standard at the in-person design studio appt. Very displeased with this selections.

I am currently getting a house built by Taylor Morrison and it has been a nightmare. We are going on 13 months and just got windows installed. We are at least looking at 16 month build or longer. They keep saying it's delays with everything but I know people that built with others builders that started after me and already moved in, one of them being a custom home.
I would recommend looking for a different builder if you are in the market. We also just got told we have a slab leak they found on final framing inspection and was told my project is on hold and they have no clue of ETA for completion. They need to stop hiring the cheapest companies they can find and get decent sub contractors. This whole deal is a joke.

Do not purchase unless you want a home that barely meets ROC standards. We have had 2 showers, one bathroom floor and a handful of other issues due to them covering up problems. So far we have been without a primary shower for 4 weeks because they keep installing chipped tiles and they didn't have the glass to replace. The paint fixes have made our house look worse than before they started.
There are paint drips on every surface. Instead of replacing things that they damage during warranty work, they keep "fixing" them. There are so many builders. Pick a different one.

We have 3 pages worth of warranty submissions in, we should of never been told to close by TM and in fact gave them an out on rushing when we noticed the tile work was looking rushed. We literally said in writing that we could wait another month or two to close. Later we find out they rushed everything intentionally to get this home off of the year ending books.
We have 1 page of pre-close items that are still not addressed. Our home did not come move in ready, it came with no hot water and 3 pages worth of problems that need fixed and like I mentioned 1 page of pre-closing fix items. Going on 3 months since closing and unfortunately nothing has actually been "fixed" unfortunately the work done to "fix" only made new problems that now require "fixes" as well.
We completely feel unappreciated, unprioritized and completely regret this home purchase. A few of the hundred photos of problems are attached. Paint was re-done twice and they couldn't do it right twice, but want to do it a 3rd time (like why would I believe it will be better?), every single cabinet in the home is scratched, dinged or has paint of another color on it, the tile work looks like a child did it, they made bad cuts and installed the shower tile crooked, but for some reason thought spreading shiny caulk everywhere was the answer to "cover" it up.
The stonework outside is completely crooked, staggered badly, has gaps and dings everywhere, the kitchen hood is broken in many places and has paint all over it. Trust me the list goes on and on, these were just the group of major issues that if done right we could of lived with the million other small dents, dings, improper installations etc. $700k and they use our kitchen quartz as a cutting surface and clearly do not know what painters tape is.
Everything is so bad, it literally makes you believe this has got to be some kind of prank. This is complete robbery, we paid for a NEW home and did NOT receive the promised or advertised product. It's completely embarrassing to hear friends say oh did you do that work yourself? They literally see our $700k home as a do it yourself home! We could of done better work ourselves from learning these crafts on youtube! The workers need to be held accountable here! RUN! Let out idiot mistake of hoping this builder would have done decent work not be your mistake as well!

We bought our home a year ago virtually. The sales manager was amazing. However, now that our home is complete we are having so many issues with the quality of the build. There is a lack of communication and even when there is any communication with the warrenty agents, it is as if they are doing you a favor. Our home that we are barely moved in.is literally falling apart.
The thing that frustrates me the most is, they have you rate the quality of the build as you are closing before you have even had the opportunity to even walk the house and be in the house. Never in my life have I ever seen a new build home with this many issues. Update: Today the Warrenty manager (Tommy) completely disregarded me as both my husband and I were on the phone and only addressing him in the conversation.
As if women are not or should not have any say about their own home and only the man has a say. (You can all draw your own conclusions on that one). Please, save yourself a lot of headache and DO NOT BUY a Taylor Morrison home. Unless, you'd like to be disrespected, disregarded and get a whole lot of runaround!

I wrote this review out of anger and I was finally able to get the information I wanted. Since I've focused on things I did not enjoy, some positive things I did like about TM is the quality of the build. The house is very well built. It's not cheap material and I get alot of compliments on it. I like my plan alot as well, it's very open concept and they made all the bedrooms very large which is nice because many houses I've seen all have small bedrooms.

I remember a day when TM was one of the best developers in Arizona. But the past year watching them build our new home and all the short cuts made to quality and attention detail, makes me regret purchasing a home from them. Everything from warped wall studs, to extremely bowed subfloor, major plumbing leaks post move in. it's ridiculous. You'd think spending $700k on a 3600 sf home would make a home owner feel confident in the quality, but every day, we just keep thinking. what else are we going to find wrong with this home?
And if you ever have to get warranty work done, the vendors who come fix things often create more problems than they solve. We had a major leak in our garage. The drywall contractors they sent over mucked up our whole garage with drywall dust. Thick layer all over everything, including cars, motorcycles, shelves, refrigerator, etc. Didn't even bother to clean up and our warranty representative at Taylor Morrison said it will take weeks to get things cleaned up.
Then he told us that our complaints and anger made him feel disrespected. Seriously? We also didn't get bathroom mirrors until about a month after we moved in. We still don't have to correct model appliances. If any TM execs read this, you need to step it up. Y'all have gone down the tubes in terms of quality and service. For anyone considering a TM home purchase, you might want to consider Toll Brothers.

We closed on a new construction house by Taylor Morrison in Las Vegas, on December 20, 2021. We have noticed numerous issues and are trying to work with the builder to get these things fixed under their warranty, but they seem to be deliberately slow and barely responsive. There are over a dozen issues and we discover new problems almost daily. I have listed the primary problems to warn others Major issues we are dealing with: HVAC: The duct in the master bedroom is crushed, blocking all airflow into the master bedroom and bathroom and making the air blast more strongly on the rest of the floor.
There is also a vent in the food pantry that blasts hot air into it when the heat's on; the heat gets trapped in there and will ruin food. Crooked walls: The two seams where the walls meet at the foot of the stairwell are crooked. Brick pavers: Several of the brick pavers at the end of our driveway have been incorrectly color-matched. Windows with locks that do not work, causing a security issue Glass Shower Enclosure needs installation: We were supposed to have our glass shower enclosure installed shortly after closing.
We now have it scheduled at the earliest opportunity on February 1st, over a month later. In detail: When we closed on the house, we still needed the glass shower enclosure in the master bathroom to be installed and agreed with the builder to have them come in a "week or so later" to install it. The glass installers came on December 29th to install the glass, but they had the wrong glass, so they re-measured and damaged the cultured marble in the process.
They came back to install the glass about a week later, but discovered they had not cut it properly. We have now scheduled the damaged marble to be fixed at the earliest time offered, January 31st, and for the glass to be installed the following day, February 1st. Their warranty company acts like they do you a favor when they even schedule a walk-through and nothing ever gets done.
As a sidenote our family has had gone through so much and the fact we are having to deal with a shoddy constructed new home due to their haste and carelessness has caused us a major crises at this point. These are not good people and I only hope that they get what they deserve for taking advantage of hard-working people

Read the contract and specify quality standards. They will deny it. That is exactly why you should walk away before signing. If you have already signed, just ask them one question. Does this meet Taylor Morrison's quality standards? They won't answer, then they won't respond anymore. They will hide and cover up damages and error and do just enough to force you to close.
Then once they have their money even if they still owe you something they will drag it out and when you finally do get it, it will be the same pass poor quality. And during all this they will be talking internally about how annoying you are and rolling their eyes at every request. Do yourself a favor and go with literally any other builder.

Beware. Taylor Morrison will say they're building your dream home but as soon as you close, you'll do nothing but fight and argue to get them to fix their crappy work. We've lived in our house for 6 months and still have pre-close items that aren't fixed. Exposed trim and siding heading into the winter months in Colorado, crap concrete, two different sheens of paint on our walls, the wrong glass on a slider so it's noisy inside. the list goes on.
When they finally got around to touching up the paint, they made our black garage door two-tone and seemed to think that was OK. We pointed all of these things out on our final walk and were told they would convert into warranty tickets. Warranty has fought every step of the way though our ask has never changed. If you want to move into your dream home and fight an uphill battle, Taylor Morrison is your builder. *Of note, we have been very mindful and understanding of labor shortages and supply chain issues.* I am certain that the big wigs at TM, the supers and warranty people wouldn't settle for this work on their homes so I'm not sure why it's supposed to be OK on ours.

I paid almost half a million for a home at Jade Ridge, in Summerlin. I ordered the exterior paint and brick to be just like the model. The model is CLEARLY two tone with darker paint on the large pop outs. Not only are my colors lighter than the model, the pop outs are so light that the entire house looks like it's only one color. They say my color matches the color scheme in the books but it DOES NOT match the physical model that I ordered. I've gotten ZERO help or even the slightest empathy from my salesperson that got paid, the construction manager, the warranty manager, or even the vice president of construction.

Use of Unskilled labor to install closet shelving with esthetic nails, nothing was secured into stud. 2 closet shelves snapped out of drywall and completely fell onto the floor of my master bedroom's closet. I'm so thankful that I was NOT standing inside the closet when 2 10 ft long board shelves fell down, otherwise, I would be crushed below this 60-lb shelves with esthetic-nails poking into my eyes, shoulders & head. I wonder what other cost-cutting work that could affect the structural integrity of the house? Taylor Morrison and William Lyons builders - thumbs down.

My wife & I bought a Taylor-Morrison/Bonterra home in 2020. We completed the full lifecycle - selecting lot, floor plan, et al. Overall, the quality of the builder met our expectations. Given the amount of sub-contractors engaged with a home build these days, it's easy to pass the buck. They didn't try to do that, which is commendable. However, the end result still suffers - we did not get the quality home that we expected from them.
The Sales team (Whitney) and construction supervisor (Jason) were very friendly and did strive to make us feel great at every turn. In the end, however, the quality of the build is the measure that I take and, well, it wasn't what I expected when we made the decision to sign with them.

South west Beaverton, OR - Was told the lot to be released within 2 weeks when my wife and I first visited. 2 months passed after several attempts to reach sales office only to learn that they are forming a pool of buyers to bid the lot. Understood the market situation but the whole waiting process was just poorly handled. I was re-assured about getting the released lot "soon" and was told they had to let their own employee took a lot before us which caused delay. Please provide a bit more transparency as that is essential part of home purchase experience.

We are nearing completion of our beautiful home in San Tan and getting ready to do our final walk thru! The whole experience from meeting Jamie in the sales office. to working with Ryan & Caleb in the design center. to working with Jamie our construction superintendent. and Teresa in financing. IT HAS ALL BEEN FABULOUS! THE WHOLE EXPERIENCE WAS SEAMLESS - PROFESSIONAL - AND LOADS OF FUN!

We bought a house from them and the tile was bad. This was discovered with no extra time and were very limited in our selection for new tile. We felt like we settled on new choice and had spent soooo much extra for a tile that we are now not getting. There was no consideration given or money offered to compensate our dissatisfaction. Be careful, if the product you picked is bad or not available be prepared to settle for an inferior choice and have them tell you too bad and deal with it. Buyer beware!
