Incorporated in 1993, Hallmark Homes is family-run and -operated by owners Rob and Julie Sherman, who believed that through modular construction they could provide customers with a superior quality home. For more than two decades we have been using modular efficiencies to deliver quality pricing and construction advantages to the buyer.
Hallmark Homes is a family-owned and -operated modular home-building company that has long had its roots in Maine. We live and work alongside the customers for whom we have built homes, and we take pride in meeting and exceeding their expectations. Rob is the foundation of Hallmark Homes. The company's success and quality-first approach to construction starts and ends with Rob.
Hallmark Homes is approximately two miles west of Interstate 295, on Route 196 in Topsham, Maine. Visitors are welcome to tour our Topsham model home center, where we proudly display four beautifully furnished model homes. You can see these homes, along with various homes built for customers, among our modular home photos.
We welcome you to peruse the below example selection of our modular home floor plans. Many of our customers find it useful to review these floor plans before meeting with us to discuss their specific home needs. If you find a floor plan that seems close to what you desire, please let us know. By using one of these designs as a foundation for your home, it will save you time and simplify the design process, as most of the design, engineering, and pricing have already been done.

My wife and I moved into our new home by Hallmark Homes a year ago. Unfortunately, we have come to deeply regret working with them for the following reasons: -Even though the closing paperwork with Hallmark Homes indicated that a waterproof seal we paid $1160 extra for was put around the exterior of our basement, we soon discovered this was never done.
They refused to come back and fix this. We were only able to get our $1160 back. To fix this ourselves, it will cost ten times as much. -Soon after moving in, a technician from Radon Removal Systems expressed concern that our attic did no have the correct amount of cellulose insulation in it to be R49, which was what we paid for. We brought this to the attention of Hallmark Homes and they assured us the attic insulation was accurate.
Upon our request, they sent their foreman over to go up and take measurements of the insulation depth just to make sure. We did not go up into the attic with the foreman, but he showed us pictures of his paper ruler indicating that we had 17 inches of cellulose up there. Months later, we discovered this measurement was false after my wife and I went up there and took several different measurements ourselves.
We actually only had an average of 10.25 inches of cellulose. To be R49, we needed at least 13 inches of cellulose. Plus, we discovered the attic panel was missing four inches of rigid insulation. Hallmark Homes did not come over to repair the attic insulation, but KBS Builders (the company we got the modular house through) did. However, KBS Builders indicated it was the initial responsibility of Hallmark Homes to put in the attic insulation up to an R49 value when the house was set. -Hallmark Homes cut down three trees on our property for us.
At closing, we noticed that brush from the removal of the trees was left all around the property and that the tree stumps had jagged pieces sticking up from them. Rob, the President of Hallmark Homes, assured us they would come back to shave the tree stumps down and remove the brush. They never did. Even when we reminded them three times throughout April, May, and June about our need for the brush to be removed before they did loam and seed work, they still never came to remove it. -When we moved in, there was snow on the ground.
When Spring came, and the snow melted, we discovered Hallmark Homes left trash around the house (pieces of shingles, vinyl siding, bricks, concrete, insulation, nails, staples, plastic wrappings, empty bottles and cans, and cigarette butts). We asked Hallmark Homes three times as well to come pick up this trash before they did their loam and seed work.
They never did. -Before putting our loam and seed down, we asked Hallmark Homes three times to make sure a pile of excess gravel left in the front yard would be removed. It was never removed, but simply covered over by the loam, effecting our future ability to use this piece of property for gardening. -We have also been told by KBS Builders and House to Home Inspection Services that the "energy efficiency package" we bought through Hallmark Homes is not actually considered energy efficient according to today's standards. Instead, our house is only 3.7% more energy efficient than what is required by code.
We have struggled with wondering if we are the only clients Hallmark Homes has treated like this. However, through a friend of a friend, we met someone else who had their home built by Hallmark Homes. She expressed similar frustrations that we have had. At this time, we have come to the opinion that Hallmark Homes lacks the integrity, work ethic and/or capability needed to deliver on their advertised work and product.

Hallmark made the process of building a modular stress free. They are 100% professional and pay attention to detail. We had built before with a different company, it was a complete disaster. Hallmark was very patient, with our concerns and made sure they got it all right. Truly put our minds at ease! Truly thankful to finally have a beautiful house that feels like home! Highly recommend! You will not be disappointed!

I would like to share my wonderful experience working with Hallmark Homes. Over the course of a year from project conception to finished construction, Nick, Rob and the rest of the Hallmark team provided the highest level of professionalism, concern and utmost competence. This was my first experience building a home and over the year I worked with Nick, he went always went above and beyond.
There was a lot of communication back and forth as could be expected building a home. I, Knew nearly nothing about the process entering the project. Nick and the Hallmark team always answered every question I had promptly and reassuringly, helping me overcome my anxieties and concerns about the process. I now own the most beautiful material possession I've ever owned.
My home is truly beautiful with craftsmanship above and beyond what I even expected. Should you decide to build a modular home (and I do think it is a most excellent choice) Hallmark Homes is the company you should absolutely choose, hands down. Perfect place to buy a modular home from start to finish! We met with Nick, and he couldn't have been more helpful. He showed us the display homes and answered all our questions. The homes are beautiful and it looks like the quality it top notch. Although our budget didn't allow us to purchase from Hallmark Homes, we left there knowing exactly what all our options were.
