Do NOT purchase a home if this company is involved. My husband and I signed on our home in Franklin KY in April 2021. This was our first home purchase, and we moved from Michigan to Kentucky. Because of this, we had only been able to see the home 2 times before closing. J Allen Builders Inc is owned by Jody Allen, who is the developer of our subdivision.

The day of closing was the same day we saw the house finished. We visited the home in March and saw our backyard was smooth and level, no sign of a drainage ditch. We closed on the home only a month later in April (the same day we finally were able to see the home completed), and saw that there was a MASSIVE, deep ditch (10+ feet in length, about 5 feet deep) newly installed (likely within that last week).

Mind you, we only have.25 acres of yard. Our realtor assured us that it would be covered, and our builder denied having any part in that, and stated they only handle the construction of the home. Since then, Jody Allen and his sub-contractors have trespassed on our land multiple times as well as our neighbors without warning, he promised us for 8+ months that he would at the very least move the ditch to the very back of our property so that it no longer takes up the entirety of our yard and make it completely unusable since he refused to classify this as an easement.

Fast forward to 2022, he sent sub-contractors to our home unannounced once again last month, and instead of moving the ditch back, they made the drainage ditch significantly WIDER and DEEPER. He has made it abundantly clear to myself and my neighbors that he will not be moving the ditch to the back of our properties as promised, and he will continue to let this poorly zoned cavern he created flood our neighbor's yards to where it looks like a massive lake (not exaggerating) ever single time it rains.

My husband and I have gone to our builders, the city manager, the mayor of Franklin, the attorney general's office, planning and zoning, the city engineer, our title company, and thus far the only help we have received from any of those individuals has been the city stating that they will refuse to take over the subdivision or rubber stamp any further zoning needs he may have until he moves the ditch in our backyards.

Now the 6 neighbors that live on our right are now considering moving, they refuse to let their children play in the backyard as the ditch is a massive safety concern, and our home values are now dropped. This man is a scam artist, a slum developer, and I have filed several BBB complaints with no response. Please, for your families sake and the sake of your home value, do NOT buy a home associated with J. Allen Builders.
