Hamlet Homes was founded in 1995. Hamlet transitioned ownership from the founder in 2017 to the senior leadership team of Barry Gittleman, Elliott Jenkins, Jon Southern and Philip Mosher. The addition of Tami Ostmark, John Peterson and Nate Kingdon, makes this the first time since 2017 that Hamlet Homes has added owners.
The Ava is a new Modern and Beautiful Townhome created specifically for our Silver Creek Community in Park City, Utah. This Townhome features many upgrades including a one-level gourmet kitchen, that opens to a dining and great room - perfect for entertaining. The Ground Level is home to the Garage entry and a private-entrance bedroom/bath combo.
The Annie, named after female Rockstar Annie Lennox, is a Rockstar in itself. This is the smallest of the home collection at Silver Creek, but does not sacrifice any details. Featuring a cozy open Kitchen, Dining and Living space on the main floor. The Scotty floorplan offers a growing family everything they need from a newly built home in Heber City. Wanna play games instead of get into a home? Hamlet is happy to oblige! We put in a full-price offer on a Heber new-build, they sat on the offer for 3 days, raised the price of the home $70K, came back and told us they want to do a spec home on the lot instead of build our floor plan (psst, they are the same plan) so they can maximize their profits instead of accommodate our meager cost savings request.
All the while they fed us lame excises about not wanting to create jealousies among the other salesmen, as if that's our concern in this housing market. They can keep their greed and average homes. I'd say go somewhere else but options are so limited! They are taking advantage of buyers in a sellers market. Shame on them. So we wait until we can find a scrupulous builder.

They manipulate & mislead customers. Made a full price offer in good faith (which included many upgrades) a few days before they decided to raise prices significantly. We were led to believe our offer was seriously being considered for four days when they were actually determining how to reject it simply because we made it before the price increase. Talk about a shady business! I will never build with Hamlet & will share my experience with everyone I know. Consider yourself warned!

I'm a Scotty Homeowner in their Boulder Ranch Community and closed November of last year. First, the end-to-end process was phenomenal! Thanks to Jake, Amber, Jeff, Amanda, Guy, Mary, Tami, Whitney, Vanessa and all of the employees in-between. Prior to selecting Hamlet as our home builder, we scoured the market and met with many companies - McArthur, Dakota, Ivory, Lennar, Garbett and Edge.
After visiting with so many builders it was very evident Hamlet and their employees were in a league of their own. They're separated from the pack given their customer centric approach, build quality, and the company size - which, in my opinion is perfect. Not too big, not too small. It allows them not to lose focus on what matters most, the customer.
They truly practice what they preach and talk-the-talk, but also walk-the-walk. I've been thrilled with my home and again, am overjoyed we found Hamlet. We've only found a few minor hiccups which Guy (Warranty Coordinator) addressed promptly, efficiently, with a customer forward attitude. From Barry (CEO), down to the entry level employees they all have the same goal: Quality homes, happy customers. If you're looking for a builder, I highly recommend you contact Hamlet. Their customer reviews and accolades speak for themselves - you won't be disappointed.

Hamlet Homes stands behind their product 100%! We had some minor warranty issues, like all homes, but they were taken care of in a timely way and done right. They even took care of a problem we discovered after our warranty period had expired. We were unable to install a Radon fan in the attic where it was supposed to go because of furnace vent pipes being in the way.
They diagnosed the problem and arranged and paid for the installation of the fan. Most of their subcontractors were excellent with a few exceptions but Hamlet is committed to quality and corrected any deficiencies immediately. Also, their staff are excellent! They are very helpful and friendly. I have talked with multiple people who have built homes, and no one has had a similarly excellent experience. I highly recommend them.

I bought a home from Hamlet a couple of years ago and was pretty happy about my investment. I had had a good buying experience with Zack. I did have few things come up after we moved in. They took care of some issues but they didn't take care of my landscaping issues. from the beginning I wasn't happy with their landscape work. They laid the sod without leveling the ground and there were huge gaps. it was a terrible job and i had told them to fix it.
They said the first year the ground is going to look uneven but after a year it'd look good. Now, I am a first time home buyer and they took advantage of my lack of knowledge on this matter. They laid the sod in the fall and pretty soon it was covered in the snow. Last year when my warranty was still good I called them and said that the lawn looks terrible, the grass is dead which exposed the uneven ground even more.
They came and increase the time on the sprinklers and left saying that the lawn wasn't getting enough water and once the grass got taller the ground would be even. I trusted them and didn't take any action. this is my third year and the my lawn looks terrible. My warranty has expired. i reached out to them hoping that they would take a look at it and try to at least get the contractor out here and show their work, but they just told me that the warranty has expired and they have nothing to do with it now.
I tried to ask his boss' number he said he doesn't have it. I didn't want to post negative comments but they gave me no other choices. I am very disappointed with Hamlet homes lack of professionalism. I regret spreading good words about them to my friends now. I don't want other First time buyers like me to get ripped off by them. I intend to live here for 3-5 years and will be in the market looking for new homes again.
I will make sure not to buy another Hamlet home if this is how they are going to behave. I believe in keeping good relationships and giving a chance to do the right thing. Let's see if Hamlet will do the right thing or just ignore this issue. all they have to do is make their landscapers responsible for their unprofessional jobs and make them do it right. We moved into our house last March and from the beginning we had to fight Hamlet homes to bring in dirt to fill in the South side of our lot. They brought some in but it wasn't enough to fill a major low spot. The landscaping company for the front yard (which was included with our home provided by Hamlet) said that there was a low spot that Hamlet needed to fill before landscaping but they never did so the front landscaping proceeded without fixing the issue.
Now that it is winter we have had a constant pond of water at the far end of our front yard that extends to the side yard. We have submitted several home warranty tickets with no resolution. Now the vacant lot next to us has been sold and the builder for that lot said that the grade isn't in compliance with the city planning Hamlet homes agreed to and they want it fixed.
We cannot get anyone from Hamlet homes to take responsibility for the issues and a home inspector said this is unacceptable and Hamlet is liable for the issue. It feels like we got great service when we were buying our home but now that they have our money they couldn't care less.

Our experience building a home with Hamlet Homes has been extremely positive. I heard stories from friends using other builders about mistakes, long delays, missed deadlines, and sites that were not well cared for, but our experience was the complete opposite. Our site was always clean and properly cared for, and the team at Hamlet Homes keeps you informed every step of the way.
We got an update on the progress of our home every week and could ask any questions we had throughout the process. Our home was completed the day they told us it would be, allowing us to move in right on schedule. The punch list items were minimal and everything has been smooth since we moved in a few weeks ago. Would highly recommend Hamlet Homes to anyone considering building a new home.

I loved working with Hamlet Homes. I bought a new townhouse almost 2 years ago and have never had any issues with it. So many great options come standard! As I'm currently going through the process of buying another new home with a different builder, I realize what a great deal it was to buy from Hamlet Homes! Hamlet Homes was so efficient and they were very open about prices for upgrades. I wish all builders were as good as them.

I purchased an already-built home from Hamlet Homes that was everything I wanted! Even though I didn't build with them, everyone at Hamlet was super nice and helpful. They were very concerned with my happiness and continue to follow up to see how things are going. My realtor was repeatedly impressed; she kept saying that most builders aren't nearly as prepared and responsive and thorough as Hamlet was! So far the home is amazing and very few issues. Definitely recommend.

I built with Hamlet Homes 9 years ago and still live in the same home. It is a great home! I have never had problem with it. The building process was very smooth. The coordination between our sales rep and the construction supervisor was excellent! I would definitely build with Hamlet again. Hamlet builds very high quality homes! In my neighborhood located in Farmington, UT, there are many Hamlet Homes and also homes from other builders.
From my neighbors I don't hear of many issues with their Hamlet Homes. I have heard of issues from other builder's homes. Granted any home will require general upkeep and maintenance. However in our case it has been minimal. We love our home and plan to stay here for awhile. Thanks Hamlet! Justin Brown
