If I could give a negative star rating, I would. I've never even rented from them, didn't get that far. Michelle who I spoke to in regards to setting up a showing was so rude, unprofessional, condescending and according to Michelle "she's been in this business for the 20 years". Me simply asking questions she felt I should have seen online is what triggered it all. Kept trying to tell me to go to the website or call the county clerks office for info.
The brand new receptionist Sidney was such a delight to talk to initially. It's a shame someone who is new has more decency and manners than your 20 year employee. Also, if you see a unit you are interested in, even though it says a date it's available, it's not. They post their units that could be available if the current tenant doesn't renew their lease.
So you will develop an interest for something that isn't even available. But Michelle has been in the business for 20 years and all places do this. No, just deceptive, devious and money driven individuals would do that. I'm actually glad I saw your true colors early. Your red flags saved me money, time wasted and my sanity for having to deal with you during a lease agreement.

First thing to note about Heritage is that they are a painting/service company as well as a real estate leasing company with dozens of properties. This review reflects the housing side of the company, although I know for certain they are both run by similar people/owners. They've got an immense amount of property in the Ithaca College/Tompkins county area and absolutely prey on students.
Be very wary of their business tactics, lack of communication, and be prepared to lose money. Spent two years in a home that took minimal damages and yet lost well over half of an almost $7,000 deposit because of an almost $3,000 fee for painting. We were instructed to use nails instead of command strips or another similar method to preserve the walls.
Several of my roommates spackled after the fact, but learned since we spackled they'd repaint and if we didn't, they'd spackle and repaint anyway and charge us for both. Previous tenants definitely took poor care of the place, and in an effort to avoid their same issues we repaired, and attempted to return it to the state that we found it in, if not better in some cases.
We changed landlords multiple times (3-4) within our leasing period (because of internal Heritage issues we were told) and were informed with incorrect information from each and every one until graduating. Saw the warnings of several others prior, but went ahead anyway with the lease. Experienced issues such as our driveway not being plowed, potholes damaging vehicles, required dumpster fees, Wasp/Bee nests and inefficient repairs requiring multiple revisits to name only a few.
Very poorly run and no sign of improvement or responsibility. and for a company who attempts to find young tenants you'd imagine they would've adopted more updated means of paying rent rather than hand delivering checks/cash to a mailbox nailed to a wall. This is not to say you can not have a good experience with them, but if you take any of this to heart understand you will be facing issues in the same manner myself and my roommates did.

One of the most unprofessional run businesses I have encountered. The secretary running the desk and office is rude and disrespectful. They consistently "lost" mailed rent checks and then somehow found them immediately ever time I called and told them they already deposited the check. Took 2 months to have security deposit returned with dozens of phone calls and emails ignored, until a lawyer was mentioned and then conveniently immediately responded.
When I did receive my security deposit back they came up with random maintenance, cleaning and painting fees that were completely ludicrous as I left the place spotless and actually better then when I moved in. They are the cheapest rental properties in the Lansing area for a reason. If I could give them less than a 1 star rating I would. Save your time, money and frustration and rent elsewhere.

Not sure re other reviews, but my experience was that they were helpful, respectful and prompt. Ken was the person I dealt with and he was incredibly responsive and helpful. They were willing to fit me in and even deal with last minute job. Their price was fair for the work and timing that I needed. To be honest, many of the local painters were not at all responsive on a small job at all nor did many of the local companies have good follow through. I really appreciated their quick response, responsibility and follow through.

I gave them one star because you can't select "post" with out at least one. I am a real estate professional of many years with an excellent reputation. I am absolutely disgusted with the way this company does business not only as a professional, but as a parent. The owner Ron, and office manager Dawn, do not communicate well at all and are very rude.
The communication is terrible, the service is poor, they keep money from security deposits with out merit in my professional opinion. Stay clear from this organization. I always treated them with respect and kindness, the behavior was not returned. Feel free to contact me for details.

We had our house trim and siding sanded down to bare wood and repainted by Perfect Painters. It was a particularly hard job for the workers, but infighting and company politics seemed to lower morale even more. Large portions of our siding were left with gouges and bumps from the process of sanding off old paint. They were never able to successfully flash the roof and gutters to keep rain from running down the trim after multiple attempts.
Our unpainted masonry foundation had paint and primer dripped onto it. I don't know if any of the other companies would have done better, but I can say that I am not perfectly pleased with the outcome. The relief of having the job done has kept me happy and silent for long enough.
