We signed with Terrace 2 years ago.did prestart 20 months ago.waited 6 months for the ground floor slab.now 2 years on and we've just had our 2nd storey slab laid and have so far waited another 4 months for bricklayers.still waiting. If we ask for an update, getting information from anyone is like drawing blood from from stone. We just don't bother anymore.

We KNOW there is a shortage of trades etc but we still see land near us that was not even cleared a year ago with houses nearly completed! All we hear are excuses, excuses, excuses for delays and no action. Why is it that other companies can get houses built but this one can't? We cannot even describe the disappointment we feel from the experience of building with Terrace.

Where can I start? We signed up with Terrace homes in May 2020 during Covid outbreak when the industry has been quiet. They promised us that they will build our house within 12months no problem. That what sold us with this builder, big builder and reliable, we thought. After grants from the government were announced, everything slowed down. We went back and forth with building contract where they tried very hard to overcharge us every step of the way.

It took them 6-7 months to provide it and we missed multiple deadlines with our bank. Eventually we got our building contract, got approval from the bank and this is where all the fun starts. We waited from January 2021 till end of May to get site works done, slab was only poured in June 2021. We were waiting for brickwork to start until December 2021.

After brickwork on first storey was done we were waiting for 3months for scaffold. At the moment we are in May 2022, two years in and we only have one storey, nothing apart from scaffold was done in 2022 so far. nothing. They estimated our house will take another 2 years! There has been no communication, delays of 6 months between every stage, it was never exciting to build our new house, it has been worse experience in my life. Seeing other houses that started at the same time as us are upon completion now.we would never choose BGC and Terrace Homes again. Ever.

I am in the process of building my first home with Terrace and so far I can't fault them. My consultant Lichelle is amazing and has been so helpful with the entire process. Always happy to answer any questions, no matter how trivial, and even helped and assisted each step of the way after I did a complete backflip on my design. Would definitely reccommend Lichelle to everyone, and have already mentioned and shared her page with multiple friends who are curious about building.

My sales administrator Mercedi is also very helpful and happy to answer any questions. She took the time to call me with any major updates regarding my contract and was quick to respond whenever I emailed asking about the progress. So far, very happy with my Terrace Homes Team :

If you're wanting to build a Townhouse. I highly advise against choosing Terrace. The process has been one of the most miserable experiences. From the moment I signed the first legally binding document it all went downhill. It took a year to sort the paperwork out and get a start on the build. There were constantly errors in paperwork and drawings resulting in unnecessary back and fourth.

Even once the plans were finalised, they were rejected as Terrace did not meet developer requirements. I don't know why I bothered going to the BGC show room for pre start as multiple items I'd chosen have now been discontinued and are no longer supplied. When the slab finally went down I was issued a price increase of $11,000 despite meeting all requirements on my end of the deal.

The building site is a mess and has been untouched in 7 months, broken pipes, broken door frames and cement all over the bricks and slab from the build next door, it looks like a joke. I estimate I'll have to endure this joke for a while as I expect the entire process will take well over 3 years until handover for a 153m2 block. Please save yourself the hassle and choose another builder (non BGC).

The finished Terrace product is great - quirky and fun. But, Terrace do let themselves down with their lack of customer focus. Given Terrace are in the business of transforming people's lives/lifestyles they need to step back and re-evaluate how they relate to their client base and move away from what I can only describe as inflexible, rigorous & process orientated communication and business methods. Time to think about the future Terrace and how you move to a client centric business and dispose of the red tape and watching the profit margins. Good luck.

Been an incredibly easy experience for our build in North Coogee. Design was perfect first time round from the in house Architect. Professional and experienced team that have been easy to deal with and offer great advice. We are ahead of schedule so far! Highly recommend.

With companies like this one. is there any wonder people are petrified of home builders? Dealing with Terrace has, without any shadow of doubt, been the worst experience in my life. A company who will butter you up to get you to sign the PWC and take your deposit. then leave you months and months like a sitting duck, while ignoring calls, emails and text messages.

I had to speak with Karen, Sonia, Grant, AJ & the extremely rude receptionist, without progress, then post in a public forum (looking for genuine advice) to prompt the 'Sales Manager' to call me, telling me how embarrassed he is with the situation and that he wanted to help us with the shocking hidden prices on our contract, mistake after mistake and just all round poor communication, felt like a breath of fresh-air, for him to then drop us when we felt we couldn't trust Terrace to build our family home and then send us extracts from the PWC to tell us that we basically were on our own, instead of actual responses has been genuinely upsetting. Mike started out really friendly and helpful, but that soon went down hill.

We purchased our land early December 2019 and were left paying the mortgage on that, with Terrace doing NOTHING to get things started, despite me practically begging for at least an update on how long contracts were going to be. and waiting approx. 5 and a half months to receive them FULL of mistakes and hidden and UNNECESSARY charges which shouldn't have been passed onto me (THE CLIENT) including builders mark ups.

We are now expected to walk away from Terrace $3000 lighter, plus the mortgage repayments in the meantime empty handed and actually, financially worse off. For my young family and I, this is absolutely devastating, this should've been an exciting experience for us building our first family home, but instead we have been messed around beyond belief.

We were upfront with Karen from the start with how nervous we were and truly feel let down by Terrace and all of those who had their part in this. I feeling incredibly naive for deciding to build with this group after their bad reviews mysteriously disappeared from their social media platforms, I should've listened.

Not only does Terrace Homes have an exceptional product that many other builders fail to much, they also pair it with outstanding customer service. My rep Dan has made what can be a daunting process of building a first home a walk in the park, he has made the whole process enjoyable and stress free. I would recommend Dan and Terrace to anyone looking to build.

I have recently purchased a new house and land package and it ended up coming down to 2 builders. Terrace went on to being my choice for many reasons. They have great reputation for getting people into a beautiful double brick 6 star energy rated home at an affordable price. The house has not commenced building yet, but so far I'm very satisfied with the service my sales consultants Richelle and John have given me.
