Vimal Kapoor is the principal home inspector. He has over 35 years of engineering, architecture and environmental experience. He has performed over 10,000 home and building inspections and specializes in Indoor Air Quality evaluations for clients with Sick Building Syndrome (SBS) and Building Related Illness (BRI).
Ron was thorough, honest and knowledgeable. He walked me through the entire house taking photos along the way, and he gave me great tips on how to maintain and take care of the vital equipment in the house I wanted to buy. He also told me what I didn't need to do and as a result, he didn't charge me for a test that most other inspectors would probably have done for the extra money.
Previously, due to soaring home sales in the Washington D.C metropolitan area, some home buyers chose to omit home inspections for fear of losing the competitive edge in the bidding war for a home of their choice that was within their budget. Currently, during more realistic times, buyers are giving critical weight to the outcome of home inspections as they balance affordability with the cost of repairs.

Critical: Quality, Value Worst company more money than anyone else owned the house a week and have to put out 17k in foundation water proofing on the back side of the house because of cracks in the blocks terrible company they had to come back and add things I found after the were done their inspection absolutely a giant waste of money. I used Prime Property Inspectors on the recommendation of my agent in 11/19. Unfortunately, some very blatant things were missed which ended up being very costly. There was severe water damage to the subfloor under both upstairs bathrooms. That portion of the subfloor was the ONLY part that was visible and accessible during the inspection, yet in the subfloor section of the inspection it was marked as functional.
The choices were functional, marginal, non-functional, or not inspected. If it was at least marked as marginal or even mentioned in a comment, I would have inspected it further and probably backed out on the contract. Unfortunately, I did not discover this damage until after settlement. I called the company and spoke with one of the owners, Ray. He was pleasant and came out quickly to take a look.
As soon as I showed him the areas that were missed, he immediately offered a refund of my inspection fee without question or protest. But he also made it very clear that the cost of the inspection was where their liability ended and they would not cover any repair costs due to their mistake. I think I'm pretty reasonable, and do not expect an inspector to be able see through walls and find hidden damage. However, this was out in plain sight and could not have been looked at before filling out the inspection report, as you can see in the pics.
I also understand mistakes happen, but at the end of the day they would not make it right. I was left holding the bag for a huge repair bill that would have made this property not worth it and could have (and should have) been avoided. Your money, you decide if this is what you are willing to accept.

The home inspector requested sent someone else. The inspector that showed informed us that there were MINOR issues with moisture in the basement. During the first rainstorm, the basement flooded. The structural damage that caused the flooding that was missed by the inspector is quoted at $17,000 to be fixed. The master bath leaks anytime there is water in it. This was also missed. There are many other issues that went unnoticed and have cost us thousands of dollars. DO NOT USE THIS COMPANY

We have been transferred often and have owned 12 houses over the last many years. That's lots of house inspections prior to the close. Romano Pietrobono from Prime Property Inspectors recently gave our house the most thorough examination we've ever seen. Not only is he amazingly knowledgeable about the many moving pieces and systems in a house, but he also has a thoroughly engaging personality. Romano explained everything in detail, using layman's terms.

Romano was very professional and detailed. He spent a lot of time with me answering all questions. He was very nice and told us all of the good and bad and explained everything. The next day we received a very detailed report with pictures as well. I cannot say enough about how great he was. Thank you again!

In Feb. 2017 I bought my first home, counting on these guys as my home inspectors, they failed to tell me the house does not have a heat pump and when winter hit after bringing experts from Pepco, I found out my central air unit not only does not come with a heat pump as my inspector indicated in his report but the failed to advise me that it is too old to be even repaired!
They admitted that they made a mistake in their report and I spoke to the manager Mr. Kapoor, he bluntly told me to do what ever I want but they are not going to cover my expenses ($10,000 for a new unit) instead they offered to refund the money for the home inspection. THEY HAVE AN ERROR INSURANCE THAT THEY DON'T WANT TO USE They said it is not their job to advise me on energy savings and home improvement needs, but that is laterally what they posted in their website as advertisement, they will be hearing from me. Do not trust them.
