Horrible experience dealing with Roman Szalata the building manager at the building I live I notified the building manager in December 2021 about the possible leaking issue on the roof, no action was taken to fix the roof or inspect it properly. On march 5th the roof was damaged and 5 fire trucks outside the building. the said they fixed the issues and inspected, however on march 23rd there was another leak again, These has been on going issues.

They just hide the issues and neglect fixing them, They pretend there's no issue and the problem keeps developing, I'm not able to sleep due to the noises coming from the roof

Horrible experience with this new management group, which took over for Phoenix Rising at my building. Michelle Lemon is technically the property manager, but I rarely ever heard from her on any requests. They just don't call back or respond to emails. Been trying to figure out a missed payment situation since August of 2021. Sad!

Michelle Lemon is a property manager for The Building Group. I sent her SEVERAL emails, and she never responded. She was very quick to take my money for a $500 move-out fee, but refused to ever respond to any emails, despite me being a paying tenant who resided in the building for seven years. She moved my packages, yet refused to even respond when two were never located.

I never found the packages, never received any response to any emails or questions I had as a paying resident of the building she manages for seven years. I never received my packages or any answers to any other questions. She also removed my packages from the package room and stored them behind a locked door that no residents had access to, which is when several packages went missing. Michelle Lemon did not even attempt to respond to any form of communication from me, unless it involved her needing the move-out fee payment.

I was completely ignored on several occasions by Michelle Lemon. Michelle Lemon also refused to send any emails about building maintenance, window washing, broken garage doors, etc. that were imperative to residents. Previous property managers (from a different company, which apparently is much better) were very kind and I had positive personal relationships with both. Michelle Lemon refuses to alert residents of important things needed to plan ahead for, as well as completely ignoring my emails with specific questions and requests for her.

My emails were short, concise, and kind. She made me feel small and unwelcome. She did not include me in notifications that were imperative for tenants. She impacted my life negatively several times by refusing to even respond to an email with a "yes, " or a "no." Unprofessional does not even begin to describe Michelle Lemon and The Building Group. I would avoid The Building Group at all costs because of Michelle Lemon's shocking unprofessionalism.

AVOID BUILDINGS MANAGED BY TBG AT ALL COSTS. Absolutely incompetent management company. When you run into an issue and reach out to them to fix it, they will ignore you for weeks and then still not understand the issue, no matter how clearly you spell it out for them. They are unresponsive, unprofessional, and rude. They will ghost you and not return your calls even after you leave them several voicemails. This is the WORST property management company I've had to deal with.

Update on The Building Group With the re-organisation of the Field Harbor Board, I thought it would be appropriate to share with you the comments I fed into the Board. Since TBG assumed responsibility for operations over a year ago, there has been a marked improvement in all areas of operational management. The facilities have been cleaned & painted. Overdue repairs have been completed and the security has been upgraded.

The monthly financial statements have been complete & issued on timely basis. Lastly, my parking spaces have been kept rented & all required tenant documentation has been completed. All in all, a very good job & much appreciated.

I have lived in the same condo association as a resident for the last 27 years. TBG is the sixth management company. None of the other management companies took the time and care with respect to our owners, our finances, our staff, our mechanics, or our physical structure like TBG. TBG is the only company that does not have a preferred vendor list.

We are allowed to order our supplies from wherever we want, which is a huge savings. We go online to order supplies and TBG supports us being careful with our funds to get quality for the best price. We can hire whichever contractors we want. TBG makes all vendors and contractors sign a document that TBG and its employees are receiving no money from the contractor or the vendor in order to have business with the Association.

The CEO and Executive Director are available around the clock to answer questions, offer suggestions, and provide guidance whenever we need them. The Chief Financial Officer is a wealth of knowledge who is always willing to help whenever he is needed. TBG cuts checks on a daily basis which is important if you want to avoid late fees. With TBG, we finally have a partner willing to teach us how to take care of our building and at the same time be there when we need guidance and support.

Absolutely the MOST unprofessional group of people. Nothing gets resolved, Cora refuses to communicate, Gary diamond refuses to address any problem within his buildings and Christina has entitlement/attitude problems regarding tenants concerns and emergencies in the building. It is an absolute chore to get in contact with them. So glad I moved out of the building. PLEASE be AWARE of this going in; as this is not a biased or fabricated review

You'd think paying a lot of money for owning one of their properties would be enough for them to help you in any sort of need, couldnt be more wrong. I called in need of maintiance help to get back into my condo, the woman on the other line did not help at all! She was rude and abnxious and did not even try to be a bit helpful, stating that they only do fire and water emergency's and what my issue was, wasn't something that they could help out with.

When I proceeded to ask if she could provide me with a janitors phone number at the building she stated she has 60 other properties to deal with and my situation was not important enough. She stated "I have another call now" and hung up on me. I've never felt such disrespect from a company who is taking my money every month and still have the adacity to be a full blown out ignorant Human being! Regardless if she was able to help with my certain emergency, you do not speak to someone who is an owner of one of your properties in that manner.

I've never seen a worse management group. 1. Having been a renter in one of the buildings they managed, they were supposed to put my name on the call list outside. After months of asking, I never heard back from Bobby who was supposed to do it. I just gave up asking. 2. When I moved out, they tried to charge me $300 instead of $120 in a move out fee, even though I had a signed lease stating the $120. 3.

They made me pay a $500 refundable move out deposit as well and kept $210 as a fee of using the elevator for too long even though they never said there was a limit or repercussions! This is the worst management company I've ever dealt with and I've been exposed to several in Chicago. I'd recommend 1. not doing business with the Building Group and 2. not renting any place that they are involved with. Run far away!

I wish I could think of one good thing to say. These people have been our building managers for about two years. I can't think of one thing they have done that has been correct. The main problem is they don't care. They send "managers" with no experience at all who do not have licenses. Our current manager did not know the difference between a shut off valve and a riser!

He is organizing plumbing work and has zero idea of what literally anything is. It's worse than having no one, because no one would not make things even harder. They did not respond to a water leak from above for over two months in my unit. We wrote and called many many times. The leak ruined the walls and one year later the walls according to THIER inspector are still 80-90% wet.

There is mold and the owners will get stuck with the bill eventually (again ) because the manager doesn't know ANY process or follow any protocol so insurance could be called in. Everything is so unprofessional. My daughter took a leave of absence from work in NYC to come and try to help me and the manager ended up threatening her and getting nearly into a physical fight with my 28 year old daughter.

It was SO inappropriate. People were shocked and are still talking about it. I should mention I am disabled and sick. TBG knows this and they know I can't "fight back", I had already no heat in my other unit here for three years. It sounds like it couldn't be true. I so wish it weren't. To make matters worse, this month they took money directly out of my bank account to pay for an HOA bill that they were told not to take in writing.

They took it out and my bank let them because they identified it as assessments, which I AM set up to take Auto Pay. Now they credited me, and also charged me a NSF fee (for a CREDIT). You could do a Sat. Night Live skit using this companies actual blunders without exaggerating and no one would even believe it. Do not EVEN CONSIDER these goof balls. Jim Stoller has one good quality, he is a salesman.

He can sell his company but then you never see or hear from him ever again. This is bush league all re way. No heart, no conscience, no experience, no hustle, nothing you need to do even a flat line performance. As my daughter said "I didn't know you could be so bad at your job and keep your job". "I didn't know it was possible".
