Professional Building Systems, Inc. (PBS) was founded in April of 2000 and has grown to become one of the largest modular manufacturers on the East Coast. With two manufacturing facilities located within one mile of each other PBS optimizes the 300,000 square feet of production space by producing over 1,000 living units per year, including multi-family, ranch, cape, and two-story homes. In addition to residential homes, PBS produces apartments, dormitories, schools, and other light commercial structures.
Established in 2000, Professional Building Systems, Inc. ("PBS") is a leading manufacturer of modular structures, offering a wide variety of high-quality, custom built products. We market, design, engineer, manufacture, and service customized modular structures for the multi-family, adult living, hospitality, education, single-family, and light commercial markets.
The modular building process begins as soon as a builder presents PBS with a concept. Our design team quickly creates a preliminary plan based on the information provided by the builder. That same information is entered into our sophisticated order entry and design system enabling us to design the structure, as well as produce an accurate estimate for the project.
A modular building is a custom-designed structure built in sections called modules. The module sections are constructed in an off-site production facility, then delivered to the intended site and set on a foundation as a permanent structure. Construction of the modules, in most cases, is 95% complete prior to shipment.

Terrible workmanship and communication. Here's a photo of just one small example of their abysmal drywall quality that I'm repairing today. This house is only a few years old. It's notoriously difficult to photograph drywall flaws but the condition is so bad here that it shows through clearly. As best I can tell, they managed to miss the stud three times in a row when hanging the drywall but just lazily left the screws hanging loose in the wall.
The screws eventually created three "bubbles" in the drywall that you can see here. You can also see a fourth screw head popping through in the same shot. We must have hundreds or thousands of these screw pops. I asked PBS about this and they stated to me in an email that "screw pops they are an inherent part of construction".

I cannot recommend them. I was given a "Builder" when I called to inquire about their homes. It turns out the "builder" builds nothing and I was the general contractor and I have no experience. PBS refuses to talk to the customer unless it's through the builder. What a joke! They shorted us materials which took 2 months to get all the while they left their trailers in our driveway. Plumbing was pathetic and my plumber said "It would have been cheaper for you if PBS did nothing", as he had to redo all of their screw ups.
After the sale you do not exist to them. I still have warranty issues and no one is returning calls, emails or responding to written letters. Customer service is not something they understand! Diane Clay is the builder

BUYER BEWARE Their contract is with a 3rd party builder and if you have any warranty issues, they won't talk to you. My contractor has not returned my calls for months and now they won't step in and help. Very bad business. Missing materials, plumbing not labeled, wiring not labeled, overrun costs everywhere. Don't deal with this business.

Trust me and take my advice. Do not purchase a modular home. You will save time at first but you will spend more time fighting with the pbs service manager and the contractor to try and get the repairs done which will not get done because they don't care about the customer. They think they are always right and will not admit to the mistakes they made when building the house. Build a stick built house and you will be MUCH happier in the long run.

I had a modular home built by PBS in 2017. The home looks nice and I thought of reasonable quality. This past winter there were some heavy winds and I noticed cracking above a sliding glass door which kept growing. I alerted PBS and my insurance company. PBS completely ignored me. The insurance company sent out an inspector and concluded that the house was not built to common code for wind resistance and that they do not cover builder defects.
I then went back to PBS who told me the house was fine and that they would do nothing. I am going to begin a lawsuit against PBS which is going to be difficult because the contract for the home was technically with my set-builder and not with me. It is a real mess. I implore you not use this company. They are cold-blooded crooks and don't care about covering what they build
