We had a fabulous experience working with Sandy. She was very professional and informative, making our home buying experience so much easier. She was very energetic and she made it so exciting to hear all the features of our new home. She was also very prompt on answering any question we had. As a first time home buyer, there is nothing we could have asked for more. Everything was excellent! Would highly recommend.

We recently closed on a new construction home in the Edenbrook Subdivision ( Buford, Ga. ) with O'Dwyer Homes. During the three and a half month build process, all communication was prompt and all deadlines were met within a reasonable amount of time. While we weren't supposed to make any changes past a certain point, our requests were accommodated and our immediate contacts responded with smiling faces, no matter how much extra effort was needed to complete the task. Thanks again to everyone at O'Dwyer Homes!

Overall, I am happy with the quality of my O'Dwyer home. The homes are designed with a lot of details in mind (cell phone charging station with key holders, lots of natural lighting throughout the home, large kitchen island and lots of cabinetry, large closets, etc.). I also love the semi-custom aspect. I enjoy seeing how each buyer chooses different finishes for his or her home.
More people than I would have thought enjoy adding character and putting special touches on their home. I was also privileged to work with Helena, who was an awesome and responsive real estate. She really goes above and beyond for her job. Brandon and Johnathan were also awesome in making sure that the house was built properly each step of the way. The only constructive criticism I have is to follow up better with home owners after the home is built. Otherwise, I was happy to work with them overall.

O'Dwyer's homes are too expensive for the level of service and attention to detail they provide. Lots of lip service about being a "family run company" and doing right by their customers that never materializes. The contractors constantly try to gloss over issues and take cheap shortcuts, if they even take action, that never work. Below are the biggest issues we encountered: - We have a hole in the sheetrock in our kitchen between two of the cabinets that has never been fixed. - The stain on the treads of the stairs aren't even close to matching the floor / risers.
They look almost blue, like too much stain was put on. I asked both of O'Dwyer's contractors about it and both said while it wasn't a match, it was "the best they could do". - We opted to have our basement finished. For some reason they left about 6 inches of concrete showing in the bedroom. When asked about why the wall wasn't sheetrocked all the way to the floor, the contractor said "they couldn't" but failed to answer exactly why. - We have several seams showing all over our walls and ceiling. O'Dwyer did come out and attempt to fix it, but it looks worse than before. - Our front door didn't properly seal for about a year.
The door is likely warped, but rather than replace it, there were a lot cheap fixes that never resolved the problem. Finally, after several attempts, they were finally able to get it to seal, but now you have to slam it shut in order to get it to latch. - The realtors they used, Pauline and Joseph, were shockingly incompetent, similar to O'Dwyer's general contractors. Quotes on upgrades were wrong, forms were clearly copied and pasted from homes/neighborhoods that weren't ours, and we'd be promised one thing only to find out later it wasn't true; e.g., that the stair treads would match our floors.
In what little defense I can offer Pauline and Joseph, at the time I thought all of this was attributed solely to the realtors, but now looking back at it, O'Dwyer likely shares some of the blame in the disorganization. Our initial interaction with the realtors was definitely a red flag, and I wish we would have heeded it, but we sincerely thought things would get better after the realtors were out of the picture. - We paid for under the cabinet lighting in the kitchen, but the contractor forgot to have the crew put in the wiring.
By the time he caught his mistake, the only way for them to install the lights would have been for them to rip out the cabinets and backsplash, but we were already so far behind schedule we opted to forego the lights and have them refund us what we had paid for the installation and fixtures.

I moved in to my new home at Bethelview Villas in June. I have had a great experience with the sales staff and the builders here. The home is very well built and my energy bills are less than half of what they were at my prior home of about the same size. I am enjoying meeting all of my neighbors as they move in, and really glad I chose to make the move here-

We moved into our 55 and over community at the Villas at Bethelview 3 weeks ago. This is our 4th home and by far it was the best experience in buying a new home. Their agent Sandy was excellent and always followed up with us immediately. Their project managers, Jonathan and Brandon were also awesome and paid great attention to detail. We were extremely pleased with the quality and workmanship of our new home.
We keep asking ourselves do we really live here? If you're looking for a new place in Forsyth County look no further. Their model home is beautiful and and have a couple homes that are move in ready! Come visit and see for yourself. You won't be disappointed!

We bought our pre existing home in 2013, which was built by O'Dwyer Homes in 2003. Not to much showed on inspection, however for the past 2 years it has been a nightmare. As we have had to open up walls, jackhammer our basement floor, and replace our roof, numerous examples of poor craftsmanship have appeared. The first and most glaring came when we had to have our roof inspected.
The builders cut a massive corner on a valley on the roof. The roofers DID NOT use flashing to protect the valley then they used two different thicknesses of plywood to cover up the valley, next they didnt butt the plywood up creating a huge gap which over time the roofing paper tore creating a leak that has affected every part of our home. The next example was when our shower starting leaking into our 1st floor.
Once we removed the drywall the inspection showed that the drain pipe was never completed, no adhesive was used and the piped where simply dry fit. Under our dishwasher a garden hose was used with metal hose clamps. Our basement was roughed in for a bathroom, however upon inspection the floor has concrete in some areas less then 2 inches thick. More details, our main sewage drain was not plumbed correctly which the pipes will have to be torn our as it is out of square by 4 inches. More items keep popping up as we have faced countless issues in this home. I would never purchases another home built by this builder again.
