I purchased a luxury home in a guard gated community in Central Florida and the post-purchase process has been one of the poorest I have ever experienced. I have purchased a new home before using another builder and am very well aware of the processes they follow to honor their warranties. Lennar, Dan Holtzapple, Buck Alexander will do nothing for you after the sale is completed.
We were literally told by Lennar that if we didnt make a note during our final walk-through of any items that they will not honor their warranty and fix it. How are you supposed to walk a 4,000 sqft home and know everything thats wrong with it in a 10 minute walk through with a fast-talking salesman? The unfortunate part is that in the Lake Mary/Longwood area there are other new builds outside of Lennar that were much more promising, better appointed and finer quality homes.
We went with Lennar specifically because we liked the location of the home, of course, but secondly we believed we would receive an honorable warranty, that what they put on paper is what they would actually do. If you are looking at purchasing a home that is between $500k-$1.5 million I would not recommend you got with a builder like Lennar because they will drag their feet and refute everything you say needs to be fixed on your home.
My home has stonework missing from the front facade of the home, promised to be completed by vendor when they were on-site but Lennar turned around after purchase to say they would not send anyone, what you bought is what you bought. Our AC was not functioning on the 2nd floor from Day 1, it took Del Air months of multiple appointments and testing to figure out what was wrong, about 3 months after purchase they fixed it and installed a large metal structure to hide the bronze piping they affixed to the house, a major eyesore.
Our main garage door still does not function correctly, I often have to close it by hand. We have windows that will not stay open and we have windows that will not lock. We have grout that has worn away within the first week or two of showering with holes between the tiles, we have multiple trees/plants that have died on our grounds, we have flooding in our front yard because the soil and sod level is underneath the sidewalk level, exterior paint with white spots where they fixed the stucco but never re-painted mind you we have been in this house now for 6 months, the sub floor in our master has been an issue from day 1, they send contractors out to fix it - they didnt fix it properly but Lennar sent a company out to replace the carpet above it, when the carpet company came to replace it they showed us holes in our second floor subfloor that said will pose major issues over the years if not fixed, when we first moved in the in-ground irrigation was not functioning, 2 of the 4 zones had busted heads and leaks sub-terranean so the pressure was very low, thankfully I contacted the vendor directly because Lennar said they would not fix it and the vendor came out after I contacted them about 10 times and the individual technician spent a whole day fixing things in the irrigation.
Long story short - if you work hard to spend big money on a home, but it from a Builder with a good track record for honoring their work and their warranty or you will spend a year in headache chasing down people who will come up with every excuse for why they wont honor their warranty and you will be stuck with the bill for everything, this is our experience with Lennar & WCI Homes.

We purchased a new home from WCI in the Venetian Golf and River Club. We have had a tremendous number of problems with the construction, including countertops, cabinets, appliances, flooring, missing shutters, paint issues, drywall issues, faucets, door problems. These problems were all fixed, but took several months and wasted 350 hours of our time in waiting for workers, watching workers, emails, phone calls. We asked WCI for compensation for our time and stress and they said we were not significantly inconvenienced. Think hard before you build with these guys!
