Letter to Westin-Homes Greetings, On June 11 and 12 2022, my family and I came to visit your establishment to view a Westin home to purchase. We talked to a representative named Greg Perkins. We conducted business in his office with our realtor on June 12, 2022. On June 13 2022, we received a phone call from our realtor stating that Greg Perkins had Covid.
Our realtor found out from Greg Perkins because he was on his way to his office to meet him. Then Greg Perkins told the realtor he is not there because he has Covid. Greg Perkins was aware of this disease and exposed myself, wife, son and realtor to Covid. In the two days, we was shaking hands and in his office. This is very unprofessional and clients should be aware of this matter.
In addition, Greg Perkins quoted the wrong price for the house on a contract for 5923 Gladewater Ridge Lane. The price on MLS states: $459,967. He kept telling us that it was $479,000. He went back and forth with this matter with a wrong price. This is not how you treat customers. Especially, if they are putting $10,000 dollars down on an almost half a million dollar house.
My wife and I are combat Veteran and are very upset with this matter of the exposure, wrong price and horrible customer service. We will report this matter higher. Greg Perkins didn't even call to tell us that he had Covid. We had to hear this matter from our realtor. Westin is the WORST! Please be aware of this company. They do not care about people especially VETERANS. We made a contract with them since a home was going to be done by November. The school system would not take a contract unless you close. They went from November to December 6- January 6. When we went to Charles he said we should get an email with a closing date which that's wasn't truth.
He spoke to the project manager and he said it was going to be more like the ends of January to February?! I see other builders having their homes being built fast while they sit on the work and then say people do not want to work? We did NOT choose what we wanted on the house so I don't know why we payed 10K to begin with?! They like to lure people in with the model homes but they do not stand on their word.
The home bedrooms are very small including. The bathrooms sinks are super short like for toddlers. Their material is the cheapest according to my brother in law that does construction. This experience with Westin Homes has been a nightmare. The communication overall was poor, and damn near non-existent. The communication between departments is truly a Joke. The sales department, the builder, loan officer, etc, were not great. Friendly, but not great at all. There was a lot of finger pointing when communication broke down or when things were not completed or submitted on time. Emails and phone calls were not responded to and there was a lack of urgency to call back in a timely manner, if at all. Westin Homes do not include certain things one might expect when purchasing a home.
No grass, no gutters, no garage door opener. The living room does not have adequate lighting. There's no recessed lighting in the living room so it's very dark. Some of the appliances and fixtures do not match, or are not the same brand. The house was not cleaned after the final walk through. The cleaners used the bathroom and didn't properly flush or clean it back up.
One of the windows has a crack in it and there is dust, dirt, and paint everywhere. The media room doors do not fully close and we were told everything would be taken care of, when it was not. Corners where cut and things were not fixed when marked. You are buying a rotunda and a nice looking exterior. After closing, we were told that we would not get the keys to the house because the final inspection was not submitted.
We closed and the there was no inspection submitted! We had to call several times and ask about it only to receive a call back 15 minutes later. To be told "I know, I'm calling about it now." Beware!

Beware and stay away, was getting ready to sign the contract on a brand new home in Tavola. They sent over the contract and wow is all I can say, they warranty and guarantee nothing and you $10,000 earnest money they require is non refundable in any aspect. Tried to overlook it all if they just put a place in there stating if the financing fell through I get my earnest money back.
My sales agent said no corporate won't do that this is their policy. Absolute ZERO wiggle room and no protection for the buyer. Read the fine print and don't sign anything because they are straight scam artists with nice contracts that void them from any responsibility.

Also I find it funny that I left my phone number and their only priority was to defend themselves on here, with half truths, to make them look better to potential readers, and not contact me to make it right despite claiming that customer satisfaction is their top priority.

I'm just in the process of getting a new home with them. Unfortunately due to the market conditions, we felt force to move quickly on a home back in March, Westin Homes at the time was asking for a $10,000.00 earnest money, we haven't even have a closing date yet and we are disappointed already. No flexibility on anything, we understand it is an inventory home but when we signed the contract only the foundation concrete slab was poured.
They don't allow any adjustments of any kind, not even if willing to pay for them. On top of that, I've been visiting the construction site very often and we see little to no progress while you see other homes from other builders being completed around ours. They trick you with this beautiful entrance with high ceilings and curved staircase, but then you notice the cheap materials and flaws in the construction all over.
They even have some crazy design problems for the Terrace model where they have a bathroom that connects to tiny rooms and they have 3 doors that collide at each other, very inconvenient and very uncomfortable. They try to cut corners and not thinking about their customers but only their profit margins. They should have design pockets doors for that area to make access easier.
When ask if they will give us a special existing customer discount in order to move to another floor plan they said they won't do that, and we are welcome to lose our hard work earned money to them and try to find another home with another builder, instead of trying to help us get a different home within the neighborhood and with Westin. The house doesn't have any storage space, they don't include basic things like Garage Gate Opener or even the same faucets around the home, they cut corners and use cheap material in everything that is not visible from the entrance, they try to hook you with the beautiful exteriors and entrance, but then they are super cheap when in comes to the details and the living space.
They don't seem to care about their customers. We are very disappointed and we are trap since we already gave them our $10,000.00. We don't even have a clue when are we closing the home and we already hate it. That is very sad for a house of almost $400,000.00. Don't even bother to buy houses from this WESTIN HOMES, they don't honor the warranty for the items they have listed in the paper. Bad quality mortar work, poor construction material, inexperience engineer assigned for your house. Now for warranty they don't even care, they just close my request without doing anything. When asked, we are done with the work and rest are not warrantable even though when you have proof. Attaching images of work they do during your warranty request and leave it over 1. Landscaping in the backyard, water keeps getting clogged.
We had this requested to be fixed from the day we moved to the house and Joe and Westin warranty team kept pushing it because of the next door sprinkler or we have been sprinkling lots of water. When we showed proof, they just installed a drain just for few feet and didn't install where the problem exist. Now the problem is still open, they claim that we have installed sprinkler and the warranty voids. Well, WESTIN, how about me complaning the issue from the day one, i didnt the sprinkler installed?

If you buy a home from @WestinHomesjust be aware of this. THEY DO NOT HAVE WARRANTY after you close the house. Simple sprinkler system replacement just about 50$ is such a big problem. Dissatisfied. Think one more time before buying from. they try to convince you that what they say is true, that almost all the faults in the house are caused by the weather and the storm.
There is the same problem in 3-4 more houses in your neighborhood and they say that this is due to the storm. they say we did our work on the paper and they say there is nothing to do and leave. Before you buy a home think one more time. Before and after buying everything is different totally. @WestinHomes A company too small to replace a $50 sprinkler system.
They just told me that there was the same problem in a few more houses around and stated that my problem was surge protection and @Westinhomes did not accept it and closed the issue. @WestinHomes have no evidence to prove that it was caused by this. If I could give 0 stars to this house, I would. Ongoing humidity issues that were never resolved after double digit visits from Houk. Roof leaks, and the contractor Westin sent had no clue why he was here and didn't speak any English so it was hard to communicate what needed to be done and where. It is now leaking in a second area. Drainage issues which were addressed but never fixed.
Master bath has a leak behind the shower, and guess what? 4 months out of warranty and the plumber listed as Westins go to is the worst rated plumber in the area. When we were looking at this house a little over 2 years ago, the agent said "we had a hard time finding contractors after Harvey".we SHOULD have asked her more and definitely got a thorough inspection. The house is made to look good, but quality is subpar at best.

Last year in July 2019, I purchased a home with Westin. After several incentives to purchase else where, my heart was set on the house of my dreams designed by Westin home builders. I was offered a lot in the Humble area. The lot offered was next to a creek that feeds into Lake Houston. My concern about the creek and how the property would fair against it was discussed several times with the salesman as well as the contractor.
At purchase there was no fence, and the retention wall (that had been promised to neighbors in emails and discussed with myself) between the creek and the properties had not been initiated. I was reassured that in spite of not starting the retention wall, permits had been approved to build because the home was being built a good ways away from the property line.
After the home was built, on two separate occasions the contractor had a truck deliver dirt to rebuild the land in the backyard. I was told this was happening because of the need of the retention wall and because of the drainage system. To prevent delivery of the third load of dirt to re-level the land on the right side of the house and the patio, Westin sent a landscaper to the home to evaluate and offer a temporary resolve.
The resolve was to add sod and split the cost. Westin offered to pay half, as they would no longer be delivering dirt to build the land as they deemed it ineffective, naturally without the retention wall. We elected to take care of our own grass and requested immediate resolve with the retention wall, because at that point we then and still have a 20 foot hole in our back yard at the fence.
This is a major concern as we have a pet and child in the home. Our fence as well as several of my neighbors fences are elevated because of these holes. Not to mention, we now have to step down off of my patio to walk in the back yard, which is a safety and foundation concern, because the dirt that leveled the yard over the past year has been swept into the hole down to the creek after hard rains.
Approximately 10 months ago, a engineer did access the property, and placed a temporary orange fence. Since then, I have not heard a word from Westin as to the plan of resolution. The Mud district is involved, myself and neighbors have been informed that a bulkhead had been place without approval by Westin, as a quick fix and that fines are pending if the issue is not resolved.
Through out the year, I filled out several warranty forms about this matter along with issues with the poor way in which the home was painted, creaking with the floor boards upstairs, cracks in the molding which had not been well approximated, cracks between the wall and marble countertops in the kitchen, the Jacuzzi jets not functioning, faucets being mounted loosely, the electric garage door Wi-Fi card is burnt already, I can go on and on.
The home is beautiful to look at but has been an exhausting nightmare. The better business bureau has been contacted and myself and neighbors are actively consulting counsel on the land matter. DO YOURSELF A FAVOR AND FIND ANOTHER BUILDER! Sorry for the long review, but this house has been the biggest investment of my life, and the worst.

First off, I don't ever post reviews, but it looks like this is the only it appears Westin will respond given the number phone calls, voicemessages I've left and emails I've sent with absolutely no response. I bought a westin home 3 years ago. Initially the experience was great while we were in the purchasing phase. But after we purchased the, response time got slower and slower.
I've actually been trying to contact someone on the corporate office for over a year. After a while I stopped calling. I been calling to see if I can get the actual design of my home. I need to know for certain the location of all of my load bearing walls. I'm a civil engineer but I'm not licensed. I actually paid a licensed structural engineer to come out to verify for me.
But in order for him to be 100% certain, he would need to open up some walls and that would cost even more money. So I figured i would call the ppl who designed and built it. Unfortunately for the past month, I've called the corporate office in Sugar Land at least 15 times over the past 4 weeks and left multiple VMs. What have i gotten, NOTHING! I've even sent multiple emails. Still. NOTHING!
Can someone please at least respond to my emails!?!? I have some work being scheduled for next month but I need to know the design of my home. My last email was sent on March 4, 2021. 2 days ago.

I would avoid Westin Homes if you are looking for a new home. Building with Westin homes has been one of the most frustrating processes as a first time home buyer. Customer service requests are nearly impossible to get handled. The design center process is extremely rushed, and if a mistake is made, they will hold you responsible for their mistake. Im not sure I have ever left a negative review anywhere on google before, but this process has been awful enough for me to want to warn other first time home buyers. The other reviews obviously show their online reputation is not important to them as other home owners of Westin homes are going through the EXACT same thing.

DO NOT PURCHASE A WESTIN HOME. We purchased a Westin Home in the Humble area in 2018. When we purchased our home there were a few concerns we had regarding the land and being near a creek, Westin Homes said they would have their engineers take a look at it and they said they would put up a retention wall to secure the land. Well we are not an engineers and trusted them. BIG MISTAKE!
Shortly after we closed we noticed our fencing was leaning and the dirt was disappearing. After many complaints and no results from Westin we were directed by friends to reach out to the MUD district. It was discovered by the MUD district that Westin Homes installed a wooden Bulkhead which is not a retention wall and Westin Homes installed this without the approval from the MUD district in which they were supposed to get but did not ( hiding something).
The erosion has gotten so bad there is a 30 foot unsafe drop in our backyard, we have kids and a dog that cannot play in the backyard. Westin put up a plastic orange fence To secure the area, but not working at all. Our fence is suspended in the air and our sprinkler system is totally exposed. Because of this issue the value of our home has decreased by 104,298.00.
Our home is not even worth what we paid for it. Most importantly Westin Homes doesn't care about our safety or the safety of our community. The MUD district has gotten involved, because once my land and fence falls into the creek, it will block the drain into lake Houston and flood the entire area. In the beginning Westin Homes acted like they were going to resolve the issue, but the first resolution draft they sent to the MUD district was just another quick fix and would not sustain.
So Westin Homes just stop responding to me and the MUD district. There are several homes that are being impacted by this and Westin Homes is not doing anything. My neighbors and I are currently looking for an attorney. Westin Homes should be held accountable for building on unstable soil. So sad our dream home as turned into a nightmare. Not only for us but all of the homes that have been impacted by the Negligence of Westin Homes.
Do Not. Please do Not risk your safety. DO Not Purchase a Westin Home. 12/18/20 This is my response to the owner. 1st Westin Homes did not seek proper permits to build the fake retentions wall from the MUD district. This is why the MUD district lawyer has sent Westin homes a letter to fix the problem. If Westin homes did get proper permits, please produce them.
I have posted all public information regarding the letters and pictures of Westin homes negligence. 2nd. I have text messages and emails regarding the installation of the bulkhead Westin Homes put in without permits or permission from the MUD district, which is a requirement. 3rd. Westin homes bought this section of land from the developer which was Meritage as is.
This was discovered in a meeting and Meritage had a representative there. I also know Westin homes tried going back to the developers to ask them to help build a suitable retention wall after getting a letter from the MUD district attorney. Shortly after we closed we noticed our fencing was leaning and the dirt was disappearing. After many complaints and no results from Westin we were directed by friends to reach out to the MUD district. It was discovered by the MUD district that Westin Homes installed a wooden Bulkhead which is not a retention wall and Westin Homes installed this without the approval from the MUD district in which they were supposed to get but did not ( hiding something).
The erosion has gotten so bad there is a 30 foot unsafe drop in our backyard, we have kids and a dog that cannot play in the backyard. Westin put up a plastic orange fence To secure the area, but not working at all. Our fence is suspended in the air and our sprinkler system is totally exposed. Because of this issue the value of our home has decreased by 104,298.00.
Our home is not even worth what we paid for it. Most importantly Westin Homes doesn't care about our safety or the safety of our community. The MUD district has gotten involved, because once my land and fence falls into the creek, it will block the drain into lake Houston and flood the entire area. In the beginning Westin Homes acted like they were going to resolve the issue, but the first resolution draft they sent to the MUD district was just another quick fix and would not sustain.
So Westin Homes just stop responding to me and the MUD district. There are several homes that are being impacted by this and Westin Homes is not doing anything. My neighbors and I are currently looking for an attorney. Westin Homes should be held accountable for building on unstable soil. So sad our dream home as turned into a nightmare. Not only for us but all of the homes that have been impacted by the Negligence of Westin Homes.

DO Not Purchase a Westin Home. 12/18/20 This is my response to the owner. 1st Westin Homes did not seek proper permits to build the fake retentions wall from the MUD district. This is why the MUD district lawyer has sent Westin homes a letter to fix the problem. If Westin homes did get proper permits, please produce them.
I have posted all public information regarding the letters and pictures of Westin homes negligence. 2nd. I have text messages and emails regarding the installation of the bulkhead Westin Homes put in without permits or permission from the MUD district, which is a requirement. 3rd. Currently building with Westin, what started off as our dream home is becoming a nightmare. Unskilled workers build your home, no oversight from construction manager. Only builder in entire community that does not have labor because they do not want to pay. So they buy all of these unskilled workers who do not know what they are doing. Our home completion date keeps getting delayed. All the while other builders right next door are closing home right and left. Save the time, stress, and mostly the money AVOID WESTIN HOMES like COVID-19!

I can't begin to express how disappointed I am with Westin. When we gave our earnest money and I read the reviews later we should have moved on then. My husband wanted to go with Perry and we really should have. We just moved in our home on March 4th and on March 6th we heard crawling and scratching near our bedroom door. On March 9th I contacted the builder James Holmes as we thought we had some sort of rodent in our home.
I sent pics of areas that I thought might needed to be sealed and was told that they didn't need to be sealed and that was it. March 14 I heard more noises and finally saw that we had a skunk crawling into the fireplace. We reached out to James Holmes, Blake Hollaway and Martha Davis via email. Blake did email us to tell us it wasn't under warranty per James and that it could have gotten in the house while we were moving in.
No follow up email from James or Martha. I also emailed Erica Day who is the Regional Construction Manager who has yet to reply either. Today March 16th I spoke to John who is the Warranty Managerp over the Katy/Elyson subdivision and was pretty much told that it was on us. Because our inspector didn't report it and we didn't report it during our walk thru that they can't do anything.
We were once again told that it could have came in while we were moving from leaving the door open. Now skunks are nocturnal. We have time records of the time we move in from our movers and there is no way in hell that it came in while we were moving. We had to pay $765 for a wildlife specialist to come out and set traps for a brand new house that we just moved into.
Plus additional fees for pest control and we are told it's on us. I'm not pleased with the lack of communication or concern to try to resolve the issue. I've had to reach out to Westin after emails have been sent with no responses. The damn skunk could have been nesting in the fireplace area or attic for who knows how long. Instead of Westin considering that it could have gotten in the home during the building process they put it back on us.
Come on Westin put yourself in our shoes as to how you would feel being in a new home for less than a week to discover a non invited guest living in your home. We have children and now we all feel uncomfortable in our new home. On top of that there are things that should have been corrected when doing our last walk thru and still have not been done.
We have paint on our $3913 spindles that I addressed with James and he said he would fix and he still hasn't. We can't enter our home thru the garage because the key we have doesn't work. The front door key entry isn't working properly. We have a few small holes in certain areas where vents are that need to be fixed. Crown molding in the primary has cracks in the them. Carpet not installed properly, paint job was horrible and they had to do it a few times and still missed the areas that we discussed.
We should not have to be reaching out to the warranty department when we've only been in the house for almost two weeks now. Some issues we have gotten push back and they put the blame back on us. Westin has no accountability for anything. They are so concerned with the quantity of houses and not the quality. Your house could have caught on fire an hour after close due to poor electric wiring and it would be your fault.
I do not advise purchasing a home with Westin. Spend your hard earned money on a builder who will communicate, follow thru and try to resolve your issues and concerns. If Westin is reading this please do not reply with your generic pre typed message. I've read the other reviews and see how you all operate. You can call me directly or reply with a genuine message that shows your concern and willingness to address what I've written in this review. I have plenty of pictures if needed.

Westin Homes will not stand behind their product. I have tried calling and emailing trying to get some simple items repaired that are still under warranty. I am so sorry I ever brought this house from Westin. I had a Perry Home before and I NEVER had any issues with repairs for two years straight. Westin Homes doesnt provide a garage door motor and opener nor can you get touch up paint.
Please really think before you purchase a home from Westin. I feel like someone took my money and moved, but they are still in my community building new homes and totally ignore the current owners. Dont think it wont happen to you!

Westin home's warranty is terrible. We bought a home in Northgrove, Houston area in Jan, 2020. Once you close your home, you are on your own. Initially, our backyard was uneven and bumpy everywhere. They did not correct it. Within 5 months our backyard has trenches and cracks (see picture). They refuse to fix it under warranty and said it is not warrantable. Also there are standing water issues they are not solving to the corner of my home. They use cheap material and contracts that do not know quality. Never buy from them.

The grand entry is nice but this builder takes short cuts like no other. AC problems, standing water when it rains, shoddy foundation work and overall poor workmanship. The customer service is poor. I encountered only one good person in all the encounters I have had with them. The house is gorgeous but it is evident their workers have no pride in their work and do not work without constant supervision. Every review you see is accurate. My first builder was Plantation and that house was built well. Do not even consider Westin Homes.

Westin Homes are worst company ever. DO NOT BUY FROM THEM. I Brought my house in 2005 and now its falling apart with Foundation issues. AC was Replaced after just 5 years. Plumbing issues all over the House. Electrical issues came within two years. Roof started leaking right after 10 years. Concrete slab started to move. This company does not know how to Build Houses. Please do not waste your hard earn money. I am about to sue this Company very soon with reports and Evidence.

Do not use this builder. Yes the grand entry way is nice to look at, but all of the semi-custom additions to this home are only in place to detract from the low quality build of the home itself. After you sign the contract they will refuse to provide you a home you are satisfied with and you will be left with sub par construction. Your choices are to either forfeit your money or accept the low quality construction.
It took us 4 walk throughs and attempted fixes on our home before we finally decided to move on to another builder. Pictures here do not completely show the disappointing workmanship offered.

Don't buy a Westin. They are RACIST (management not salesman) and NOT VETERAN FRIENDLY. They pull you in and bait you, just as another rater stated. They're extremely overpriced and not worth the money. Don't be fooled by the "reasonable" price because once you get to the design center they charge you for everything from the backyard grass $900 (front yard standard), to the gutters, garage door openers $400 per garage) and stainless steel appliances ($1200 to upgrade to stainless), standard is black btw.
They rush you and make your design center appointment 2 days apart and send you a butt load of catalogs to view with the outdated prices. Needless to say I moved on to a new builder and lost my money. Still waiting on my 3k deposit refund. Out 2k from earnest. A holes. Again it's only so much the sales people can do, but the management team. GARBAGE

I'm currently in my second Westin home in 4 years. I first had an issue with my previous Westin due to a faulty shower drain. Had to fight and fight to get it fixed. Went all the way up to the Regional Manager. My current house is only 2yrs old and have had the following problems: Leak in ceiling of master bathroom Multiple issues with the Air Conditioning Condensation build up and staining around ceiling air vents Major roof leak due to contractor cutting corners Spilled concrete all over my truck while parked in my own driveway.
Most warranty claims I've had to fight to get taken care of. Can never get in touch with anyone via phone, they all avoid you as much as possible. Westin likes to blame issues in the contractors THEY hire. It's a horse and pony show trying to get anything done. At the time of this post, I have an ongoing roof repair being done and they will not clean up the rotted pieces of wood that are now scattered in my insulation.
They are taking me they will not clean it up. I spent over 300k on this house and they cant clean up after a job they're doing due to being cheap and/or lazy. My next home which will be purchased in the next 4-5 years will absolutely not be a Westin.
