Established in 1979, Diyanni Homes has built over 2,500 custom new homes over the years. However, the Diyanni Difference is more than just our long history in the industry or our family values. We believe that our customer focus and ability to deliver an accessible and professional home building experience differentiates us from other custom home builders in Ohio and Kentucky. The Diyanni Homes mission encompasses the same integrity and values our father instilled in us, along with a high standard for home building.
The Diyanni family started their company in 1979 as a construction company called 5-Brothers. They had always worked together as a family. In addition to learning construction skills from their father, he also ingrained in them the Biblical principles of honesty, integrity, and respect. These values are still at the core of the Diyanni Difference.
Conveniently located close to I-70 and 270 in Columbus, Ohio, the Diyanni Homes corporate office is where most of our employees work throughout the year (when we're not busy surveying land and construction)! This is where we meet with our customers, walking you through each step of the building process.
One of Diyanni Homes' core values is family. We work as a family, we treat our customers like family, and we build houses with the quality and love every family deserves. We've been working off and on with Ginny and her team for a couple years now. Our experience has been nothing but positive thus far. They're friendly, quick to answer questions and concerns and very professional. Our lives finally allowed for us to begin the building process and we're excited to see how our dream house turns out.

I now live in a beautiful Diyanni home, customized to my liking. The home is well designed and well constructed, but it did take a lot longer than anticipated due to COVID delays. The communication was often slow, but we remained persistent in order to stay informed. We did have to pay a hefty upcharge halfway through the process due to rising lumber costs, but then our house sat framed and untouched for almost 3 months because the plumber was unavailable.
Now that the house is completed we love it, but it took a lot to get here. There are still some adjustments that need to be made by the contractors but I trust that everything will be corrected.

We are in the process of building a house with Diyanni in Louisville Kentucky and the process has been very painfu.l We are on our 2nd project manager since ground breaking in June of 21. We had our construction loan done in February of 21. Of course every delay is blamed on the pandemic and lack of workers which is not the case in all circumstances it is about not having the proper tradesman in the area where they are expanding.
I will say when work is done it is good craftsmanship but building this house is been very painful and no telling how long until it is finished. we've been waiting on plumbers for a month finally they have started. We have spent a lot of extra money on overges and upgrades because of the Subpar choices that come with the package that was the gold package, for the amount spent on the house. everything is an Overage. We are coming up on a year since the construction loan and the only thing in the home that is complete is HVC rough in. Stay tuned for more progress reports

My husband and I used DIyanni to build our new house. We started the process at the beginning of COVID19 pandemic. We loved our interactions with the staff - especially Angie and Clayanne! It was a rough process dealing with COVID delays and such. But in the end, we love our house and think we got a great value by using Diyanni. I would recommend the company and use them again in the future.

We appreciate the professionalism and patience Clayanne, Angie, and others at Diyanni have demonstrated in answering our questions as we work through details of building a home that is right for us. We've been working with Diyanni Homes for a few months now and so far the quality of their workmanship and employees has been a positive experience. Designing our Forever Home is an incredibly complex (and time consuming) project. The consultation we've received thus far has been extremely helpful, and we're very excited to see the end result! Are we there yet?
My only criticism is a shared pain point which, I think, Diyanni also feels regarding the constraints and challenges trying to do all this during a COVID crisis and housing boom. I'll update this review as necessary while our project progresses.

Chose Diyanni and started our home buying process in July. We chose Diyanni because they include a lot of things that would have been upgrades at other builders. The sales staff and color consultants have been great. It is early but I feel that we will continue to see the same quality service throughout the project. I gave four stars because there were times in the beginning that we were waiting for someone to contact us about starting the process or what to do next and we ended up contacting our sales consultant to move things along. Since this is our first custom build, I am not familiar with the process. I definitely never felt pressured or rushed.

Working with Diyanni has been one of the best experiences in home building. The staff is absolutely easy to work with. We loved the fact that they left the options to us but would add their personal insight, which helped us tremendously. We can't wait to see the finished product. I would without a doubt refer Diyanni to anyone looking to build.

Had the best time designing the exterior of our new home with Clayanne Gould in the Diyanni Design Center. She was so patient and helpful with us in choosing our exterior colors. She came up with creative and affordable options for us to achieve the look we've been dreaming about for our forever home!

Things were a little rocky in the beginning. Poor communication by the sales associate, she took many days to respond if she responded at all. I definitely feel like the project was unnecessarily delayed because of this. Now that her portion of the process has been completed things are picking up. Everyone else I've worked with has been great. Especially John R. and Clayanne! I'm Looking forward to breaking ground.

My wife and I chose Diyanni Homes at the end of June to build our forever home on our own lot. Our experience so far has been great! Carolyn, Jim, Debra, and Kim have been consistently courteous, knowledgeable, and responsive. We found a wonderful floor plan and we were able to make some adjustments without any hassle to better fit our family needs. Diyanni is really interested in helping us build a home that will be a treasure for us. We are very happy with our home builder choice.

We selected Diyanni for many reasons but one being their superior online reviews. Little did we know that the reviews were all from the Columbus area not the Northeast Ohio area! We closed on our new construction home 2 weeks before our 18 month old daughter was diagnosed with Leukemia. We shared the catastrophic news with the builder within 24 hours of her diagnoses. Phil Diyanni advised he would personally oversee our build however that was NOT the case.instead we had 5 Project Managers through the process.
After they failed to complete the build within the 210 days and the additional 2 months we allowed, we said enough was enough! They were not sending skilled tradesman in during the 2 months but their assistant of project managers to repaint all the interior trim since the subcontractor used to different paint finishes on the trim, repair the roof, repair exterior hardie board, repair the siding, plumbing, drywall etc.
Not only was the quality of the workmanship poor but the carelessness and lack of attention to detail on the final blueprints were a major issue. During the foundation backfill, a backhoe ran into our wrap around front porch and cracked the foundation throughout in 4 different areas and Diyanni failed to notify us- we found out when we visited our new build and asked what happened and why weren't we notified.
In addition, our soil was considered poor and was discovered during excavation but Diyanni failed to notify us as required per the contract. Not only did Diyanni not inform us of the poor soil conditions but Phil Diyanni attempted to charge us for the additional concrete cost (~$2,500) that was required for deeper footers. Also, our home was to have 2 HVAC units as the final CDs (prints) clearly identified this however only 1 unit was installed.
After 2 months of arguing, we finally got both of the units. We paid over $85k in upgrades including a composite deck off the second floor master, the design of the deck called for an overhang and gutters for water to properly drain however was not complete. The incorrect dryer vent cap was installed so the dryer wasn't properly venting, our new $1300 dryer was fried and required replacement at our expense. Diyanni failed to install the perimeter drain tiles during the build.
We notified the builder and they had their new project manager install which was improperly completed. The error caused our basement to flood because the drainage filled the window wells up and then backflowed into the basement windows. We demanded a plumbing company come out to correct but there is still one drain that runs lateral and not vertical down to the underground tile for proper drainage.
The final grade was never completed under our deck off the dining room so the water runs towards the foundation. We we brought the incomplete grade up to the builder, we were told by Dan Surrell (Supervisor of Project Managers) "I could crawl under there and try to throw some dirt under the deck". We had to hire an excavator to complete a final grade on our property even where Diyanni was supposed to complete (minimum of 30 ft but up to 40 ft).
We paid to have a rough-in basement bathroom plumbed and they plumbed backwards (toilet and sink). This is just a small insight on what our build process was like. It's very unfortunate and disheartening how the owners, Phil and Ray Diyanni disregarded our home and the issues that occurred during our build Instead of being diplomat and addressing, Phil Diyanni advised we go to arbitration.
Not at any given point, Diyanni admitted to fault and advocated for our family especially during these now last 19 months. We never asked for favors or special treatment but only to have the home in which we designed and purchased to be completed according to plans and above their slogan "Meet or Exceed Model Standard". Please do your research if you plan on building especially if you're looking in the NE Ohio area! Diyanni has blocked my husband, myself and some of our family and friends from their Facebook page so we can no longer comment.

This review comes from two perspectives. (1) Our current home is a Diyanni build neighborhood home from around 2001. We've lived in this home for 10 years and have been very happy with it. I'm a very detail oriented person (engineer by trade) and I notice the little things. I see quality materials and workmanship throughout - details that Diyanni has chosen to include in every home they build.
I have trust in their processes and commitment to quality which is why. (2) We decided to have Diyanni build our new home. Building a custom home on your own land is quite an adventure and a bit stressful, but these folks know what they're doing and they make it as easy as possible. These folks really take the time to work with you to choose the right plan or modify one to fit your needs and budget.
They've invested a lot of time in our project up front to make sure we are getting all the features we wanted at a good value. Last, but most importantly, they conduct business with integrity and respect. Happy to have them building our new home!

Well, you might think this is a biased review, but I assure you it is sincere. These homes are built by my four brothers. We all grew up building homes, but I am a pastor, so I build people now, they still build homes. But I can assure you, know one knows homebuilding better than they do. We have all built houses from when we were little. I actually have a picture of me working on the roof of a house at 5 years old! On top of this first hand working experience of building homes, these guys have integrity! They are honest and fair. You won't get a better house built anywhere!
